This characterful three-bedroom, first-floor Ex-Warner maisonette is nestled in a sought-after pocket of Walthamstow. Spanning over 1,000 sq ft across two well-considered floors—including a stylish loft conversion—the home offers a flexible and spacious layout. A beautifully maintained private rear garden extends nearly 30 ft, providing a tranquil outdoor retreat. Just a short walk away, Hackney Marshes offers vast green space, while St James Street Station ensures effortless connections to Liverpool Street in under 15 minutes, along with easy access to the Victoria Line at Walthamstow Central.

IF YOU LIVED HERE

Ascending to the first floor, a thoughtfully arranged layout unfolds where warm, oak floors extend throughout, seamlessly complementing the home’s original features. The dining area – a perfect setting for intimate gatherings – has a discreet pocket door which leads into the living room. The living room is a beautifully bright space, where natural light pours in through two generous windows. A soft ochre feature wall, framed by alcove shelving on either side of the chimney breast, contrasts elegantly with crisp white walls and built-in shelving—an inviting canvas for books, art, or treasured objects. Decorative coving has been preserved, offering a quiet nod to the building’s heritage.

Further along, the corridor leads to the first of two double bedrooms, the first currently used as a creative studio. At the rear, you’ll find the second bedroom an equally bright and tranquil space, where two large windows frame leafy garden views beyond.

The kitchen is a refined galley space, where sleek white cabinetry is perfectly offset by warm beech wooden worktops. The design is minimal yet functional, in keeping with the home’s considered aesthetic.

The bathroom pairs modern simplicity with industrial influences—distressed-look tiles introduce texture, while the glazed walk-in shower adds a sense of openness. A contemporary white suite includes a cabinet-mounted basin with integrated storage, while open shelving and a well-placed window enhance light and practicality. Just outside, a cleverly concealed utility cupboard houses a washing machine and tumble dryer, a testament to the home’s intelligent use of space.

You’ll find the principal bedroom - a showstopper stretching across the entire floor enhanced by dual-aspect Velux windows, while under-eaves storage on either side provides ample hidden capacity. The en-suite continues the theme of understated elegance, featuring a walk-in shower and a wall-mounted designer basin, illuminated by a skylight above.

Outside, the garden has been lovingly landscaped and maintained, with raised beds planted with a mix of vegetables shrubs and flowers along the borders. A gravel pathway winds through, leading to a secluded decked terrace at the rear—a perfect spot for outdoor dining and gathering with friends and family.

a word from the owner...

"The flat is spacious and always bright whatever the season and it’s been a fantastic place to live. We have so enjoyed growing veg’ in our ‘self-sufficient’ patch, and the decking area is a wonderful suntrap - we’ve loved sitting out long into the evening and our neighbours are so friendly. If we’ve felt like getting out, there’s always been so much choice – Walthamstow has the best market and the breweries in Blackhorse road always have something on. It’s been so special having the marshes just a stroll away and Epping Forest so close too. And when we’ve craved the bright lights of central London, we’ve just jumped on public transport and arrived there in no time at all. We’ve loved living here for the last six years but now our children have flown the nest it’s time to pass it on."

Our Local Guide:
Walthamstow

Hibbert Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
