"We are going to be leaving Hibbert Road with very heavy hearts - we have absolutely adored our 10 years here. The road has a great community spirit with the best neighbours - one of which owns Pinch La Deli at the end of the road which we can highly recommend! BLOK gym is a 3 min walk away and is great for Yoga + workouts - a really special place to have on your doorstep. Definitely worth checking out. It's at the back of Patch works which has a brewery and great pizza / coffee / jerk chicken on offer all on your doorstep. St James is also a great spot to have nearby with Crate and amazing coffee at Beaten by a Whisker. There are also more hidden gems like Pavillion Bakery and Turning Earth Pottery studios on the trading estate behind Aldi - a short walk for great pottery classes and delicious coffee + pastries straight from the bakery. It's the perfect location - a very quick and easy bus up to Clapton + Hackney, easy walks at the weekend to the marshes and very easy commutes thanks to St James Overground + tubes. No wonder we've stayed a full decade!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
