IF YOU LIVED HERE

You'll be enjoying the generous Warner proportions behind that handsome, signature frontage and distinctive brick archway. Step through your front door to find elegant royal blue timber panelling on your right, plenty of space for bags and coats. Up to your landing and the kitchen will be your first stop, artfully arranged with bespoke, pale green cabinets, timber worktops and a sleek, letterbox backsplash.

To the front, your lounge is a tremendous 180 square feet, with a striking dark blue statement wall, home to a vintage hearth with and an ornate timber mantel and there's an original ceiling rose overhead. The rest of the space is finished in pristine white, accentuating the natural light pouring in through the triple window set.

Next door your first bedroom, currently in use as a nursery, is a generous double of 110 square feet, with a cast iron original fireplace. Bedroom two sits to the rear, another sizeable double with built-in wardrobe and lush green view - head down an internal staircase to step out into your south-west facing garden, where you'll find decking, lawn and screening greenery. Finally, back inside for your bathroom, smartly attired in slate grey and tan tiling, with a shower over the inset tub.

a word from the owners....

We have loved living in our Warner flat and it has been the perfect place to start our family. The road is quiet and peaceful and we have got to know our friendly neighbours well. The flat is a lovely place to be, particularly in the Spring and Summer when the garden springs into life and we get the long evenings of sun. We've had many BBQ's and evenings sitting relaxing in the garden. The area has got lots going on. For food and drink there's the Hare and Hounds pub or La Pinch Deli and Blondies Brewery. We've enjoyed using Leyton Jubilee Park and walking the Walthamstow marshes and Wetlands at the weekend. The location is great and transport links couldn't be better - you are close to St. James Street Overground, the bus to Stratford is at the top of the road and it's a 10 minute bus ride to Blackhorse Road and the Victoria Line. We also walk or get the bus to Chatsworth Road for some treats from the Sunday Market."

Our Local Guide:
Walthamstow

Hibbert Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
