An impeccably developed, immaculately finished one bedroom apartment on the ground floor of a substantial Victorian terrace. You have a private garden with a wonderful studio, and it's all just five minutes from St James Street station.

You're also less than half as mile on foot from Walthamstow Wetlands, London's largest nature reserve. With over 500 acres of wild blue and green space, this Green Flag award winning expanse will make you forget you're in London.

IF YOU LIVED HERE…

You'll be relaxing amongst an artful blend of vintage features and contemporary designer flourishes. Your relaxed and generous, 280 square foot open plan kitchen/reception has gorgeously restored original floorboards flowing underfoot, designer pendulum lighting overhead and bespoke timber units in the kitchen area.

Explore further and you'll find your way out into the garden, another highlight. Here you have zero-maintenance gravel festooned with pots and home to that smart, ninety five square foot garden studio, ideal for turning to all manner of uses. Back inside and your bathroom's an effortlessly chic affair in vertical letterbox tiling, while your bedroom's a generous, 120 square foot double.

Outside and, as noted, St James Street station is just five minutes on foot, with twenty minute direct runs to Liverpool Street putting the City less than a half hour away, door to door. Next door to the station you have its namesake, CRATE ST James, a thriving social hub with a diverse collection of entrepreneurial offerings from burger bars to artisanal taprooms and yoga studios. And just a couple of minutes further, you have our famous High Street, home to Europe's longest street market.

WHAT ELSE?

- For your new local we have to recommend The Chequers, a personal favourite and the pride of Walthamstow's gastropub fleet. Just a ten minute walk away.
- Blackhorse Road tube is just a half mile on foot and will get you straight to Kings Cross in fifteen minutes via the Victoria line. Plus we're at the top of the line here, so you'll always get a seat.
- One of Walthamstow's best kept secrets is right around the corner. Supperclub.tube serves up delicious Latin American cuisine in a decommissioned tube carriage. Again, a mere ten minutes away.

Our Local Guide:
Walthamstow

Hazelwood Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
