IF YOU LIVED HERE…

You’d feel the benefit of living in a well-designed apartment with a thoughtful layout and great room sizes. It’s been decorated in pale neutrals and has plenty of scope for adding value with further modernisation.

Once inside your internal front door, you come into a large, wide hallway with doors to the living room, bedroom, and kitchen. The living room is at the front of the property and has traditional features including a traditional mantelpiece and cornicing. There’s plenty of space for sofas and lots of natural light from two large sash windows and a glazed internal door.

The adjacent double bedroom has a cast-iron fireplace and a window with garden views. Both rooms and the hall have laminate flooring and are decorated in a pale neutral palette.

The kitchen lies to the rear of the property and is fitted with an extensive range of floor and wall cabinets and a mix of integrated and freestanding appliances. It measures 10’6” by 9’2”, and easily could be reconfigured to include space for a dining table. It has windows and a glazed door along the west-facing wall, and the door opens onto the side return section of the garden.

The bathroom lies beyond the kitchen and is mainly tiled with a bath and overhead shower, washbasin and WC a storage cupboard, and two opening windows.

Outside there’s a 33 foot long garden with a paved terrace that wraps around the house, a large lawn with a path, and a somewhat ramshackle garden shed.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Walthamstow

Hawarden Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
