a word from the owners...

"We have lived here for nearly 6 years and have absolutely loved every minute of it. This flat has been the perfect first home and we have shared many wonderful memories. The flat is the classic Warner style with bundles of charisma with incredible natural light throughout and sunlight all day in the garden until late in the evening. We added a loft conversion a few years ago which added bags of space and really elevated the flat. We personally feel it is the highlight of our home adding a sizeable double bedroom with ensuite and areas of exposed brick which helps maintain the old character of the rest of the flat. Since living here we have really seen the area explode, from only two cafes there are now nine within walking distance and you are truly spoilt for choice. The local area now has an abundance of things to do from cafes and restaurants to rock climbing and fitness classes all within 5 minutes walking distance. The Blackhorse beer mile has been a great addition and there are lots of exciting restaurants and bars due to open in the coming months. We have fallen in love with the area and the community around here. Our neighbours are truly amazing and they’re always happy to help and they feel like family. We have loved being a 10 minute walk from St James park and a 25 minute walk to the Marshes and the Wetlands where there is a lovely little pub on route called the Coppermill. This is truly a lovely flat in an incredible location with fantastic links to the whole of London. We are very sad to move but we know it will be a fantastic home for someone looking to create their own happy memories."

Our Local Guide:
Walthamstow

Hawarden Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
