A great find of a one bedroom ground floor apartment, with its own section of garden, two minutes from Blackhorse Road station. The original glass-panelled door and smart brick frontage of a former Warner property conceals generously sized rooms, ready for someone to make it their home.

Built around the turn of the 20th century, the classic Warner flats were made to last. They retain the character of the time while being remarkably practical for modern living. This particular home is ready to move into yet allows plenty of room for an imaginative update. It’s on a quiet and leafy street, but you’ll almost be able to fall out of bed onto the tube.

IF YOU LIVED HERE…

First on the left is your reception room, 130 square foot with two large windows which allows plenty of natural light. It has practical space for shelves to the sides of the chimney breast, a feature fireplace, and neutral colour scheme. Next is your bedroom, almost 100 square foot, with bright white walls and soft beige carpet underfoot.

Back into the hallway you’ll note the built-in storage before finding your way into the kitchen, around the same size as the bedroom. There are pristine white cabinets, work effect countertops, and lots of light from the windows/glass door. From here you’ll find your large three piece bathroom, in a traditional white suite. Double back to discover your secluded fenced garden, with mature greenery and plenty of space to relax.

Sitting just off Blackhorse Road, you’re never far from the shops and amenities you need every day. At the end of your street are the green expanses of Lee Valley Park, and the breathtaking Walthamstow Wetlands nature reserve is just a short stroll or cycle away. The rest of the city is close at hand too, with your journey to Kings Cross on the Victoria Line taking as little as fifteen minutes door to door.

WHAT ELSE?

- A thirteen minute stroll down Forest Road and you’ll find your new local, the Ferry Boat Inn, with a glorious beer garden overlooking the Wetlands.
- Ten minutes up the road is the buzzing Crate St James Street, with cafés galore, a yoga studio, a cycle shop and more.
- Even closer to home is Walthamstow High Street, where the famous street market stretches for almost a mile, with a farmer’s market on Sundays.

a word from the expert...

“I have worked in Walthamstow for over 10 years, and I still enjoy the buzz in the area. From the scene in Walthamstow Central which offers Collab, Gokyuzu and the Empire cinema. Take a short stroll to the famous William Morris gallery which is located on the popular Lloyd Park surrounded by beautiful green scenery. Walthamstow Village has been a popular trend for me over the years with its bubbly night life and quirky pubs. My personal favourite is The Village Pub. There are four train stations in Walthamstow. Walthamstow Central, Wood Street, Blackhorse Road and Walthamstow Queens Road. I have commuted to and from Central London from Walthamstow Train Station which takes less than 20 minutes so I can see why Walthamstow has the nickname awsomestow”. Walthamstow

Hawarden Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
