3 Bedroom

1 Bath

An immaculately appointed three bedroom Victorian terrace, artfully extended to the rear and yet with a wealth of developmental potential still to come (STPP). You're ideally located too, just moments from Walthamstow Central and The Village.

You already have almost 1500 square feet of space to play with, and with your loft space so far unexplored you could also follow in your neighbours' footsteps and add your own whole new storey (subject to the usual permissions).

IF YOU LIVED HERE...

Your twenty four foot through lounge is your first stop, full of natural light and featuring a smart vintage hearth and mantel set into the chimney breast against a backdrop of striking statement wallpaper up to the picture rail. Internal double doors open it all up to your rear reception, with a wealth of floor to ceiling bespoke open shelving and patio doors leading out to a light well and on to your vast kitchen/diner at the rear.

An impressive 390 square feet, here you have a bank of triple skylights overhead in the dining area, while blonde hardwood gives way to slate grey tilework as you move into the kitchen, illuminated by another oversized skylight, wide window and patio doors. Flanks of sleek white cabinetry are artfully segmented from your dining space by a breakfast bar topped with dark laminated worktops and sat below pendulum lighting.

Double French doors lead you out to your garden, where a patio gives way to lush lawn flanked by flourishing foliage and nicely secluded by a skyline of mature trees. Upstairs your principal bedroom continues the substantial proportions, coming in at 200 square feet, all naturally bright thanks to the triple window set. Bedrooms two and three are both generous doubles (no boxrooms here) while your family bathroom, home to a tub and separate rainfall shower cubicle, completes things in white and blue mosaics,

Outside and, as noted, you couldn't be better placed for the very best our borough has to offer. Walthamstow Central station is just five minutes on foot, where the Victoria line and overground will get you to Oxford Circus and Liverpool Street, respectively, in just twenty. That's a door to door commute to the City or West End of less than half an hour. If you're staying local then the Village is just a half mile on foot, for a diverse choice of independent wining and dining establishments, including the renowned bistro chic of Eat17.

WHAT ELSE?

- Our beloved green gem of Lloyd Park, for landscaped gardens, cafes and courts, is just five minutes on foot.
- You have a huge cellar of around 250 square feet, all the extra storage you'll ever need and perhaps even a candidate for further development.
- Parents will be pleased to find six 'Outstanding' primary/secondary schools, all within easy walking distance.

a word from the owner...

"We have been very happy living in this house. It is close to the high street, the market and the buses, tube and trains. It is also close to the forest and we only have a 10 min walk to our church. We have been please with the extension which has given us plenty of space for hospitality. We aimed to create a private space with the garden with which we are satisfied. Finally the niegbours on both sides are very pleasant. No noise but friendly and helpful."

Our Local Guide:
Walthamstow

Hatherley Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
