IF YOU LIVED HERE…

This truly is a home that celebrates Victorian design without compromising on convenience or comfort, as the stunning tiling and paneling here demonstrates.

In the double reception room at the front of your home, enjoy the light that spills through the bay windows, showcasing the features such as the fireplace surround and coving. The decor here - and in the rest of the home - has been thoughtfully considered, with traditional hues that contrast with the joinery, such as the beading and bespoke carpentry.

At the rear, you have another reception/dining room and adjoining kitchen, which will be a perfect pick-me-up in the morning with its rustic floor, butler sink and double oven. There’s plenty of storage space, as well as access to the rear garden, where the side return is spacious enough to use as a second patio spot.

The garden truly is epic, with gorgeous vegetable beds and charming cobbles, although the two storey coach house with its own south-facing decked patio is the real show-stopper. There are countless ways you could use this building, and you’ll love the spiral staircase and epic proportions.

Back in the main house, on your first floor, you’ll find two immaculately decorated double bedrooms, and a stunning and spacious family bathroom with fantastic period fittings (including fireplace) and a freestanding roll-top tub.

Outside, you’ll be delighted by your classic Bushwood view. This area is renowned for its wide, tree-lined streets of grand Victorian and Edwardian homes. Wanstead Flats, once the favoured hunting ground of Henry VIII, is a few minutes walk away, while in the other direction you’ll find all the modern buzz of Leytonstone. Within around 10 minutes on foot, you can reach Time Out Restaurant of the Year 2021, Singburi, as well as Filly Brook, Heathcote & Star and Arch Deli. Even closer to home, you’ll find your new local, the excellent Red Lion, alongside eclectic bar, The Birds (good for date nights) and hidden gem Panda dim sum Cafe.

Need to escape further afield? Leytonstone tube is four minutes on foot, where you can nip into the West End in less than half an hour. Need to buy everything on your shopping list in one convenient swoop? Get off two stops down the line at Stratford and visit Westfield.

WHAT ELSE?
- Leytonstone High Road station is just 10 minutes walk for the Gospel Oak to Barking line.
-As well as all the lovely amenities in the area, you’ll never be stuck for essentials since the Leytonstone High Road is only a few minutes away.

Illustration of a house with surrounding plants

a word from the owner.....

"I've been in the property for about two decades and very much enjoy the place in its totality but especially its flexibility and range of spaces. Some things which stand out for me are the natural materials and high ceilings in the Victorian part of the property, and the large garden between the house and the "coach" house. I've planted it extensively with fruit trees (plum, apples, quince etc) as well as building raised beds which have been very productive. In addition I've used the newer "coach" house, which has a lovely light quality, for a range of projects ranging from a workspace, to a workshop, to film watching to an art studio. The house is only a short distance from the central line yet is also a short walk to be amongst the trees of Bushwood and the open space of Wanstead Flats. And I think I've walked all the way to Epping crossing only half a dozen or so roads in the process. It is great having that link to both the outdoors and to central London."

Our Local Guide:
Leytonstone

Harvey Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
