IF YOU LIVED HERE…

Arriving home begins with a walk along the beautifully preserved Victorian tiled path leading to your front door. The well-kept exterior sets a welcoming tone that continues throughout. Inside, a long hallway leads to a door beneath the stairs, opening to a cellar, ideal for storage or a hobby space.

The double reception room is a standout, with a bay window at the front, high ceilings, elegant coving, and warm Herringbone wood flooring. Bespoke shelving and cabinets run along one wall, while two fireplaces—one with a wood-burning stove, the other a minimalist focal point—anchor the space. Contrasting tones of white and black define the lounge and dining areas, with light flowing in from both ends.

Also on the ground floor, the WC is finished with blue wall tiles, terracotta flooring, and sleek fixtures. The kitchen blends style and practicality, with flat-panel wooden cabinetry, obscured glass cupboards, dark marbled surfaces, and black integrated appliances including a double oven. Green slate flooring with warm flecks ties the palette together, while a large window and glazed garden door flood the room with light.

Outside, the private garden is low-maintenance and inviting, with a decked area for al fresco dining and a raised flower bed at the rear. Whether left as is or reimagined, the space offers flexibility.

Upstairs are three bedrooms and the family bathroom. The front bedroom mirrors the elegance of the reception room, with a bay and side window, built-in wardrobes, and soft grey carpet against muted green walls. The second features grey carpet, a built-in wardrobe, and a palm tree wallpaper feature wall, while the third offers treetop views and a playful lilac and white scheme. The bathroom is modern and serene, with light grey tiles, a wooden vanity topped with marble, and a window for light and ventilation.

This home also benefits from a prime location. West Ham Park is just 8 minutes away on foot, offering wide lawns and peaceful paths. Westfield Stratford City is a 15-minute walk, placing shopping, dining, and entertainment within easy reach. Just outside Westfield is Stratford International Station, offering high-speed links to St Pancras and Kent. The Queen Elizabeth Olympic Park and Stratford Station are also nearby, providing green spaces, cultural landmarks, and excellent city connections.

a word from the owner...

"We've truly enjoyed our time at Hartland Road over the past 6+ years, relishing the diverse offerings of the local area and creating a home we deeply cherish. Being so well-connected by foot and public transport has been a huge benefit, with easy access to Westfield for shopping and socialising, the Olympic Village for top-notch amenities and sports facilities, and nearby Hackney Wick and Forest Gate for vibrant culture, delicious food, and family fun. One of the highlights has definitely been the proximity to West Ham Park, just a 2-minute walk away, offering a peaceful retreat with green spaces, football, cricket, and tennis facilities, flower gardens, and a playground for all ages."

Our Local Guide:
Stratford

Hartland Road, Stratford — Stow Brothers

Given it’s been almost a decade since the Olympic torch touched down in Stratford, it’s probably time to let this part of East London shine on its own. It truly is a destination in its own right, with a multitude of restaurants, bars and pubs cropping up in the area, and that’s before we’ve even mentioned one of the largest shopping centres in Europe. Yep, Westfield might draw most visitors to the area, but Stratford’s Market Village is a hidden gem and where you’ll get a true flavour of the community.

Of course, we do have to acknowledge the legacy of the London 2012 Games and the regeneration it brought to the area, including the soon to be opened East Bank. With the former Olympic venues open to the public, residents have an incredibly advanced sport and fitness facilities, while the ArcelorMittal Orbit, the world’s longest helter skelter, is quite literally Stratford’s standout feature.

Transport links

Stratford’s quite the hub. With the launch of the Crossrail, it is now on the Elizabeth line, while high-speed trains already travel between Stratford International and Ashford. The Overground runs to North London, while the Jubilee line and DLR go to Canary Wharf. Finally, London Underground’s Central line nips to the West End.

Vibrant shopping district

What can’t you get in Stratford? It really is a shopper’s delight, with everything from the luxury boutiques, high street retailers and department stores at Westfield Stratford, to the essential shops and market stalls within the Stratford Centre, and the independent stores of the East Village.

Recent regeneration/Post-Olympics

A key aim for the successful London 2012 Games bid was the wider regeneration of the area, which has resulted in one of the world’s largest cultural districts, East Bank. Universities UCL and UAL’s London College of Fashion will join the BBC, Sadler’s Wells and the V&A, opening 2022-2023.
