2 Bedroom

1 Bath

An elegant, bright and spacious two bedroom Victorian terrace, brimming with original features throughout and still with plenty of scope for development (STPP). The speedy City connections of St James Street station are just five minutes away.

Your loft space is so far untouched, leaving open the intriguing possibility of following in the footsteps of some of your neighbours and adding your own whole new storey (subject to the usual permissions).

IF YOU LIVED HERE...

You'll have 800 square feet (so far...) behind that flawless white frontage. Your front lounge takes up 130, with pristine white walls, vintage blonde floorboards and a blank hearth. Your kitchen/diner takes a similarly minimalistic approach, with warm wooden worktops, white cabinets and plenty of handy open shelving.

Your bathroom's on the ground floor, across a brief secondary hallway, fully tiled and with a choice of tub and dedicated shower cubicle. Next is your conservatory, leading to that lush rear garden with patio and split level lawn. Up the timber staircase and both bedrooms are substantial doubles, each featuring those lovely original floors and a wealth of natural light.

Outside and, as noted, St James Street station is just five minutes on foot, for direct eighteen minute runs to Liverpool Street and a door to door City commute of less than half an hour. There's more to discover though - our creative and cultural hub of CRATE St James is next door to the station, home to a huge array of entrepreneurial offerings from barbers to burger bars.

WHAT ELSE?

- The Coppermill Lane entrance to Walthamstow Wetlands is just over a half mile on foot or a speedy three minute cycle. With over 500 acres of wild blue and green space to explore, you'll forget you're in London.
- Date night? Check out supperclub.tube just two minutes around the corner. It's a decommissioned tube carriage, sat below the Walthamstow Pumphouse Museum, serving up delicious Latin American fusion cuisine. Booking is essential.
- Local schools are excellent with thirteen primary/secondaries rated 'Outstanding' or 'Good' all less than a mile away. The 'Outstanding' South Grove Primary is less than ten minutes on foot.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Hartington Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
