2 Bedroom

2 Bath

This smart and modern two-bedroom, two bathroom apartment has a private balcony, immaculate decor and allocated parking, but the absolute highlight has to be the location in vibrant Clapton. This enviable postcode means you’re right in the centre of some of the capital’s best action, but the area is also packed with nature. As well as having the canal a stone’s throw away (literally if you’ve got good aim, but we wouldn’t recommend it), you’ve also got Hackney Marshes and plenty of other parks.

Transport is also fantastic; Clapton station is a ten minute walk away, where commuters can jump on the Overground and be in Liverpool St in 18 minutes. It’s also within easy reach Dalston, Stoke Newington, Tottenham and Leyton and Walthamstow.

IF YOU LIVED HERE....

Thanks to those stunning views across the waterway and sheer amount of natural-light, your already sizeable 623 square foot apartment has a fantastic sense of proportion, so you’ll enjoy stretching out from the day you move in. The combination of the neutral decor and proximity to nature sets a calm tone, but you’ve still got all the perks of being in the capital city - win, win.

Your open plan kitchen/living room is spacious, so there’s plenty of space for all elements of life - working, eating, chilling. The kitchen area features smart cabinets and stylish tiling, with the floor contrasting with the blonde engineered wood found in the living area to divide up the space while still benefitting from being open plan.

The generous balcony window means you’ll always have an extra touch of brilliance in your home, but step outside for the show stopping view from your third floor spot.

The bedrooms are just as plush, both with neutral decor. One has a ensuite, but with another bathroom in the mix, there will be no jostling for space in the morning, especially since both are equally immaculate.

You’ll be pleased to know that you have secure allocated parking, while getting around on public transport is a doodle too. There’s a great infrastructure for buses and cycle routes, while amenities range from the brilliant Castle cinema to the newly opened Lee Valley Ice Centre.

WHAT ELSE?

- With so much to see and do nearby it’s hard to know where to start! We recommend heading to Sodo Pizza on Upper Clapton Rd for delicious and freshly baked pizza. Fitness fans will be delighted to learn that you are only a few mins on foot from BLOK, a showpiece gym in a converted Victorian tram depot
- The Lee Valley Riding Centre is just 12 mins away, and runs all sorts of courses for pony-loving amateurs and experts alike
- The Crooked Billet is your new local, with a huge and social beer garden and a vast menu of pub grub and great Sunday Roasts

a word from the owner...

"My flat has a lovely balcony which has a view of the river lea. It also has a private garage which comes with the property. It is close to Springfield Park and Millfields Park. It has very good transport links such as Clapton Station, Lea Bridge Station and buses all of which provide good and easy access to Central London and the City of London. It is a wonderful area to live due to the green spaces and is ideal for cycling, jogging, taking peaceful walks by the river and for walking pets. The flats are responsibly managed and there is a helpful caretaker on site to help with any queries. I have very much enjoyed living here and hope that the new owner(s) do too."

Our Local Guide:
Hackney

Harry Zeital Way, Hackney — Stow Brothers

Where do you start with Hackney? It can feel like it’s all been said before, but, of course, it can’t have been because the area is constantly evolving, which is what keeps it so fresh. It’s just what happens when a neighbourhood has such a high population of creative innovators.

Even fans of Hackney’s scruffier edges love the imaginative ways that the area has been regenerated, with thoughtfully-designed stores, bars and coffee shops sitting comfortably alongside sleek architecture and beloved institutions such as Ridley Road Market.

Despite all this urban buzz, the area has a surprisingly large amount of green space, including Hackney Wick, Victoria Park and London Fields, which fill up with a mix of visitors and locals at weekends. Whether they go on to have food at a Michelin-starred restaurant, a pint in The Talbot or a swim in the lido, they’re all united in their love of this most unique community.
