IF YOU LIVED HERE....

There is plenty of room in here for weekday dinners, weekend papers and the ordinary rituals that make a house feel like home. Later, the reception room draws you through to the back of the house, where the conservatory and garden bring in even more light and create an easy rhythm between indoors and out. At the end of the garden, the studio gives you welcome flexibility, whether you need somewhere to work, make, read or simply shut the door and focus.

a word from the owners...

"We love living here, and if we weren't relocating, we wouldn't be moving! We love the beautiful, practical kitchen, and the open plan layout that makes the ground floor a light, sociable space. There's plenty of space for storage, including bike storage at the front, a boarded loft, and underneath the stairs, as well as plenty of cupboard storage on the first floor. The outdoor office has been a massive upgrade for working from home. Parking is easy — the houses on the estate have access to any one of the three adjacent car parks, and it's trivial to get guest parking permits from the council at a very low rate. The garden has lots of space to relax, and there are plenty of well-established plants, although if you are a keen gardener you'll find plenty of bed space to make your own. We love the quiet, off-road neighbourhood, and 26a is lucky to have great neighbours — although one of the houses next door is away for 5 months of the year spending time with their family abroad. We hope you enjoy living here as much as we have."

Our Local Guide:
Leytonstone

Harrow Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
