IF YOU LIVED HERE…

You’ll love the Victorian roots of this home, with its charming features and layout. The fact that you have two separate reception rooms will be a real bonus when you’re looking to spread out. However, the rear set-up presents a brilliant opportunity if you’re looking renovate and potentially create a huge open plan living room/kitchen area. Sound like too much work? No problem, you’ve already got a great sized kitchen/diner, with sleek units and lots of natural light.

As well as a side return/courtyard, which is fully enclosed and therefore perfect for storage, you’ve got a low maintenance west-facing garden with plenty of leafy foliage to bring an air of seclusion.

Upstairs you’ll find three bedrooms - one with in-built storage, as well as a good-sized family bathroom.

Not only does the Coppermill area have its own amazing community - including the newly developed Coppermill Pub, you’re in a great spot between Blackhorse Road, Walthamstow Central and St James. In the latter you’ll find the creative hub CRATE and pizzeria/bar True Craft, while in the former you can explore the Blackhorse Beer Mile, featuring some of East London's most exciting breweries, bars and street food.

Alternatively, take a 12 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in less than quarter of an hour. You also have access to the Suffragette Overground here.

WHAT ELSE?

- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and Forest Cinema. The buzzing Hoe St is just beyond, which will be home to the Soho Theatre Walthamstow by the time you move in.
-Parents will be pleased to know you have plenty of great primary/secondary schools in the area.
-Situated in Walthamstow Pumphouse Museum - an 11 minute walk away, is supperclub.tube, an incredible dining experience in a refurbished tube carriage. We’d call it a hidden gem, but it’s already a Time Out favourite. Even close (five mins on foot), you’ve got an original Banksy, preserved within the Bonners fish and chip shop signage.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Haroldstone Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
