A refined and subtly splendid four bedroom 1930 end terrace, arranged over three storeys with driveway, garden and two bathrooms. Elegantly appointed and generously proportioned throughout, it's all enviably sat on the borders of Epping Forest.

You're also within easy walking distance of both Woodford and Highams Park, for a choice of transport links and social hubs.

IF YOU LIVED HERE...

Step through that handy storm porch and your grand hallway is floored in smooth engineered hardwood, with stairs rising ahead and your 180 square foot front reception on the right. There's more smart wood flooring in here, a blank hearth and that classic '30s bay window framing leafy views and natural light over pristine white walls.

To the rear you have your artfully arranged kitchen and dining area, around 250 square feet in all, patio doors and transom windows illuminate the area while your kitchen's neatly zoned by a breakfast bar and smartly finished in sleek and seamless cream cabinetry. Step outside for your rear garden, an elevated patio descending to lawn and thriving beds, ending in a wall of mature greenery. Upstairs and your principal bedroom matches the lounge downstairs for size, has its own bay window, soft carpet underfoot and is home to an entire wall of floor to ceiling fitted wardrobes. There's also a generous single and another double, similarly sized and styled, while your family bathroom features a tub and separate shower cubicle. Finally, the skylit loft conversion completes things in style, with a boutique en suite shower room and Juliet balcony.

Outside and the vast woodland of Epping Forest lies just minutes away from your new front door, perfect for a morning jog or evening wander. Highams Park overground is just a twenty minute leafy green stroll away for direct twenty three minute runs to Liverpool Street. Alternatively, South Woodford tube is a similar distance for the Central line.

WHAT ELSE?

- Just your side of South Woodford tube you'll find George Lane, your local social hub home to a range of cafes, gastropubs, restaurants and supermarkets. There's even an art deco Odeon cinema.
- You have a large private driveway, and drivers can be on the arterial North Circular in around five minutes.
- Your new local could be The Royal Oak Gastropub & Guesthouse, offering fine food and drink in salubrious surroundings and less than fifteen minutes on foot.

a word from the expert...

"Woodford Green, as its name suggests, has ample open spaces, including village greens, parks and forest land. The area has a number of popular pubs and eateries. For Italian, the superb Bel Sit is known for its authentic family feel and collection of football shirts. Rosso on the Broadway and Mezze on the Green are also really popular.  Along the High Road are a number of historic ‘watering holes’ including the Cricketers, Travellers Friend, Rose & Crown and Horse & Well. For local shopping, Woodford Broadway is a good choice, including a lovely new fishmonger called Fatfish. There are plenty of bigger family homes here, including the beautiful Arts and Crafts houses on the Monkhams Estate. Nearby is the charming inter-war Laings Estate with its green verges and pocket parks. For younger couples and families, there are smaller terraced houses and conversions to be snapped up. Woodford Green is an ideal location for people looking for a mixture of town and country life, and a great place to put down family roots."   BEN CHARLETON  E18 ASSISTANT MANAGER

Our Local Guide:
Woodford Green

Harman Avenue, Woodford Green — Stow Brothers

In case you hadn’t already picked up on the clues in the name, Woodford Green is a charming sanctuary of leafy loveliness within a short hop of Central London. Yes, you read that right – duck ponds, cricket greens and quaint pubs… all just 30-ish minutes from Oxford Circus. No wonder savvy families have been making the area home for a while now – the area’s excellent schools are just the icing on the cake.

Thanks to its close proximity to Epping Forest, visitors head to Woodford Green for scenic walks, and then refuel at one of the area’s cosy traditional pubs such as the Travellers Friend or The Cricketers. There’s also a lively food scene, but just low key enough to ensure the neighbourhood has a close-knit, villagey vibe.
