IF YOU LIVED HERE

It’ll take a long time before the novelty of walking up to your grand double-fronted home wears off, particularly since there’s such a charming front garden.

Beyond your lovely vintage-style front door, you’ll find two well balanced reception rooms at the front of the house. Each has plenty of natural-light and a tasteful colour palette, as well as striking period features, such as the ornate coving and original timber floors.

At the rear, you’ll find your dine-in kitchen, which also benefits from a pleasingly bold hues, as well as brilliant features such as the double stove and rustic flooring. You’ll appreciate being able to open the doors to your south-facing garden, which has been lovingly landscaped by the previous owners. As well as a pond, you’ll find trees and shrubs bearing everything from figs and red currents to apples and pears.

Of course, you’ve also got your ground floor bathroom and utility space, which will be fantastically convenient. The cellar space will also help banish clutter from your life, too.

There are four bedrooms with more of those classic features on the first floor, as well as an aesthetically-pleasing family bathroom with a stylish contrast colour palette. You’ll love soaking in the roll-top tub, but the walk-in shower will be handy when you’ve got less time.

When you can finally tear yourself away from your lovely home, you’ll be delighted to find some fantastic amenities nearby. Start with a stroll to Wanstead Flats (Henry VIII’s favoured hunting ground), which is ideal for dog-walkers, fitness fans and picnickers.

Hungry? Head to Winchelsea Road, a thriving hub with some fantastic eateries located in the old railway arches - about 15 mins on foot. Look out for Pretty Decent Beer, The Wanstead Kitchen, Wild Goose Bakery and Arch Rivals.

In the other direction, you’ll come across the Golden Fleece, a traditional pub with a beer garden, well-stocked menu and a great selection of locally brewed ales. There are also some great eateries closer to home, including an excellent Italian deli at the top of your road.

a word from the owners...

"We moved to Hampton Road 13 years ago, with our teenage sons and our Labrador and have loved living here. We saw the potential of this lovely house straight away. We undertook significant renovation and grew the walled garden from a bare patch of land to our own sun trap with a patio, pond, fig, apple, pear and redcurrant, and a beautiful tall olive tree. The house is at the heart of Woodgrange conservation area. We have enjoyed our daily walk on Wanstead Flats with the dog, just a 5 minute walk up the road. Wanstead Park is also less than a ten-minute drive away. It’s very peaceful and quiet here, with a great sense of space; at the same time access into central London is very easy with the new Elizabeth Line. Westfield shopping centre is a 4 minute hop from Forest Gate station. Forest Gate now has new cafes, a Nepalese restaurant, a nice pub opposite the station – the Forest Tavern, a Saturday market on Woodgrange Road, and a great Italian deli / restaurant at the top of Hampton! We will be very sorry to leave our home and our friendly neighbours. However, we’re looking forward to new adventures in our Dorset retirement. We hope the new owners enjoy this house, garden and locality as much as we have!"

Our Local Guide:
Forest Gate

Hampton Road, Forest Gate — Stow Brothers

If you’ve already heard Chiwetel Ejiofor or Idris Elba proudly discussing their hometown, you probably don’t need us to convince you of Forest Gate’s merits, but for those who haven’t, let us catch you up…

With a heritage rooted in culture, it’s not surprising that Forest Gate has a strong creative community today. During just one week in the 60s, the Upper Cut Club music venue there hosted – deep breath – The Who, the Animals, the Spencer Davis Group, Geno Washington and Jimi Hendrix. These days you’re more likely to find the area’s artistic-types supping drinks in the cool cafes and bars. Along with the period property and proximity to green space, this independent scene has been the main draw for new arrivals to the area, although the fact that Forest Gate is now on the Crossrail’s Elizabeth line has definitely helped nudge people in the right direction.
