A gloriously bright and spacious four bedroom Victorian semi detached. Arranged over three floors, with three bathrooms, private garden, garage and basement, all overlooking the wide open green space of West Ham Park. This is a one-of-a-kind find.

A London family home dating back to 1894 with genuine park views, this is a rare property indeed. Cross the road and you're among the seventy-seven open green acres of West Ham Park, site of the first ever FA cup goal and home to playgrounds, tennis courts, ornamental gardens, a seasonal food outlet and more. The park's also an East London Cricket Hub, and players can be seen in their cricket whites in the summer, a sight to rival any village green. It all adds up to quite a front garden.

IF YOU LIVED HERE...

You'll have a shade under 2000 square feet of artfully appointed living space to stretch out in. Gorgeous stained glass surrounds your front door, casting natural light over your handsome hallway. Your through lounge is on the right - twenty five foot deep and segmented by dual internal doors. Bright and dual aspect, you have solid wood shelving and cupboards in keeping with the property's Victorian heritage. Original tongue and grove timber floorboards flow underfoot between that large bay window to the front and an oversized sash framing garden views to the rear.

Your kitchen/diner's just as sizeable and no less impressive, with smoky grey Amtico flooring, its own bay window and leafy green views. Twin flanks of sage green cabinets face each other below timber worktops before you reach the French doors opening up to your garden. Out here you have courtyards and pathways, sheltered by flourishing foliage, with raised beds and sheltered seating areas. A superb outdoor solace.

Upstairs now where the sleeping arrangements are just as impressive. Your 175 square foot principal bedroom sits to the front, brimming with character and full of natural light. Leading off to one side you have a dedicated study, also accessible from the hallway for the perfectly flexible home working space. Bedroom two sits to the rear, another large double with the high ceilings of the period and a hardy UPVC sash window, while next along the landing is your family bathroom - handsomely tiled in smoky sandstone.

Bedroom three sits at the end of the hall, finished in striking mint green and complete with an en suite bathroom, home to a handy laundry stack and walk-in rainfall shower cubicle. Finally, your gorgeously substantial loft conversion totals around 200 square feet, made up of a sizeable, principal sleeper, dual aspect and skylit with those tremendous horizon-wide park views to the front. Another en suite bathroom, also skylit, completes the storey and makes for a perfectly covetable penthouse.

a word from the owner...

"After 41 years in this house, what a wrench it will be to leave, but we must downsize. The house has been a fantastic family home in which to raise our children and enjoy the company of our now teenage grandchildren, with oodles of space. The house is like a Tardis and great for being together but also to have a private space when needed. To open the curtains every day to a view straight into the lovely West Ham Park has been beyond price. In the same way, we have been lucky to have lovely friends and neighbours, some of whom have been here almost as long as ourselves. When we first came here, facilities in the area left a lot to be desired but Stratford has now become the transport hub of London, most recently including the wonderful Elizabeth Line and Olympic Park development, the V&A, Sadler's Wells and the BBC Concert Hall. The other two major innovations since we moved here are the Westfield Shopping Centre and the Olympic Park, both of which are within easy walking distance. Westfield Stratford City is now one of biggest retail hubs in the UK, with multiple restaurants, high street retailers and a John Lewis department store. The Olympic Park is home to West Ham Stadium and the Olympic Swimming Pool and the main Romford Road is part of the Cycle superhighway. Cycle in the Olympic Park and swim in the Olympic Pool. We are not moving too far away to enjoy these amazing facilities!"

Our Local Guide:
Stratford

Ham Park Road, Stratford — Stow Brothers

Given it’s been almost a decade since the Olympic torch touched down in Stratford, it’s probably time to let this part of East London shine on its own. It truly is a destination in its own right, with a multitude of restaurants, bars and pubs cropping up in the area, and that’s before we’ve even mentioned one of the largest shopping centres in Europe. Yep, Westfield might draw most visitors to the area, but Stratford’s Market Village is a hidden gem and where you’ll get a true flavour of the community.

Of course, we do have to acknowledge the legacy of the London 2012 Games and the regeneration it brought to the area, including the soon to be opened East Bank. With the former Olympic venues open to the public, residents have an incredibly advanced sport and fitness facilities, while the ArcelorMittal Orbit, the world’s longest helter skelter, is quite literally Stratford’s standout feature.

Transport links

Stratford’s quite the hub. With the launch of the Crossrail, it is now on the Elizabeth line, while high-speed trains already travel between Stratford International and Ashford. The Overground runs to North London, while the Jubilee line and DLR go to Canary Wharf. Finally, London Underground’s Central line nips to the West End.

Vibrant shopping district

What can’t you get in Stratford? It really is a shopper’s delight, with everything from the luxury boutiques, high street retailers and department stores at Westfield Stratford, to the essential shops and market stalls within the Stratford Centre, and the independent stores of the East Village.

Recent regeneration/Post-Olympics

A key aim for the successful London 2012 Games bid was the wider regeneration of the area, which has resulted in one of the world’s largest cultural districts, East Bank. Universities UCL and UAL’s London College of Fashion will join the BBC, Sadler’s Wells and the V&A, opening 2022-2023.
