An expertly extended and gorgeously finished five bedroom Victorian terrace, elegantly arranged over three floors with through lounge, twin bathrooms and sleek kitchen. Outside, East Ham tube station is just a half mile away on foot.

Your new home's ingeniously appointed in a blend of original and contemporary style, with too many delightful designer flourishes to count, from exposed timber beams to pristine top to toe tilework.

IF YOU LIVED HERE...

You'll be discovering new highlights around every corner. Your forty four foot deep through lounge features flawless original timber flowing underfoot, ingenious open shelving, a tiled hearth and vintage wood burner. To the rear your kitchen/diner features timber beams overhead, classic tiles underfoot, bespoke timber cabinets, stainless steel chef's oven and a Dublin sink.

It's a splendid space, with sliding doors leading directly to the garden, a lovingly arranged affair with a deck descending to a length of lawn, past a built in barbecue and kitchen beds, and ending in a perfect suntrap of a patio. Back inside and upstairs your principal bedroom's a bright and spacious double, with its own vintage hearth. A second double is next door, with striking skyblue hearth and handy mezzanine sleeping area making it also ideal for use as a study.

Bedroom three, a sizeable single, sits to the rear next to your ingeniously arranged first bathroom, split level and impeccably tiled with a raised tub. Up your skylit stairway now, into the loft conversion, where you'll find the second of your primary sleepers, twin skylights illuminating white washed timber floors and a wealth of bespoke storage. Your final bedroom's a bright double with rooftop views, currently in use as a music room. Finally, bathroom two finishes things in style; an on-trend wet room tiled from floor to ceiling with a walk in rainfall shower.

a word from the owner...

"Over the 7 years we've been here we've seen the area change with new pubs and cafes opening and more community based projects starting, whilst still holding onto the elements that attracted us to the area. It's a family area with strong community connections, we know many of our neighbours on our street as well as in the different parts of the neighbourhood. We often make use of the parks, Plashet Park and Central Park and Central Park cafe is really nice. There's lots of easy access to green spaces and we also use Wanstead Park a lot which is a short bus ride away and also Epping Forest. The community garden just down the road is really welcoming and great for kids and East Ham Library and Apple Cart arts also provide lots of great activities for kids. The Red Lion Pub is great with a big garden and food and The Denmark Arms and The Boleyn have been newly refurbished and are lovely examples of original Victorian pubs. The restaurants around the area are also great with some amazing South Asian food on offer. There are great transport links available, particularly into the east side of London, also with easy access to the new Elizabeth line from Manor Park. "
