This lovingly restored three-bedroom home is enviably located in Leytonstone, with transport links, great schools and thriving social hubs all just a short walk away.

Despite the expertly extended kitchen, as the loft space is so far unconverted you have scope to develop the property further, presenting a great opportunity to build the home of your dreams. It’s already got a ground floor WC and first floor bathroom, as well as the spacious south-facing garden, so you’re in a really good starting position.

IF YOU LIVED HERE…

Behind the striking yellow vintage-style front door, you’ll find a brilliantly balanced home ready for you to settle into…

With a bay window at each end, your dual aspect through-lounge is flooded with natural light - and you're also blessed with a wealth of stylish touches, from the classic plantation shutters at the front to custom carpentry and ceiling rose - it’s all a brilliant mix of old and new.

You’ll love the considered design of the kitchen, from the glossy white fitted cabinets, pristine countertops, high end appliances and pop of colour from the splash back. Step out into spacious (approx 45 foot) south-facing garden and you have a raised deck perfect for barbecues. It all leads down to a lush length of lawn ending in a large timber summer house, which presents a charming backdrop.

Back inside and your ground floor's completed by a gleaming spare WC, while upstairs your master bedroom's an impressive 160 square foot, with another of those classic bay windows filling the space with natural light. Bedroom two's another solid double, while bedroom three's a generous single ideal for a child or home office – all finished to the same high standard as the rest of the property. Finally, your family bathroom's a flawless, artfully segmented affair in glossy sandstone, pure white and blush.

Just a few minutes beyond your front door, you’ll come across the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores, ranging from upmarket deli Yardarm and independent book shop Phlox, to top rated deli Marmelo Kitchen and independent store Dreamhouse records. In the other direction, around the Leyton Midland Road arches, you’ve got some brilliant new choices, including the much lauded smokehouse Burnt, as well as Gravity Well Taproom. Slightly further, you’ve got some great bars around Grove Green Road, including the Filly Brook, Heathcote & Star and the Northcote Arms. You really are in the heart of the action here.

- Leyton Midland Road is just four minutes on foot, where you can access the Overground. Or Leytonstone station is a 18 minute walk away, and will whisk you directly to Liverpool Street (14 minutes) or Tottenham Court Road (23 minutes) via the Central line .

a word from the owners......

"We've had a brilliant few years in our beautiful house. Our open plan living area is the perfect place to host friends and family and the garden is amazing in the summer, with sunny days and starry nights. We love the Midland Road area and have seen it develop and thrive over time - we use Hotpod Yoga in the arches and Pause for Pilates, enjoy coffee from Perky Blenders and brunch from Mola, drink frequently at The Coach & Horses or Gravity Well, walk to Francis Road in under 10 minutes which is a lovely community and eat great food at Burnt (being local means beating the queues!) and Bamboo Mat. In under 30 minutes, you can walk to Walthamstow Village, the Olympic Park and Hollow Ponds, so we're perfectly positioned for all the great spots in East London."

Our Local Guide:
Leytonstone

Hainault Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
