Situated in the ever-popular Walthamstow Village, this one-bedroom Victorian conversion is an excellent find for anyone keen to stamp their own personality on a property. As well as the enviable location, highlights include the private rear garden, two reception rooms, cellar space and utility area - not to mention the fact that it’s chain free.

Walthamstow Central station is just six minutes away on foot, so you can be in the West End or City in less than 30 minutes door to door if you time it right.

IF YOU LIVED HERE…

You’ll love the sense of space that this ground floor home provides. You’re set up well with the bright front reception room, while the adjoining kitchen, utility and rear reception will serve you well, especially if you fancy getting creative with the design and taking on a project.

The double bedroom is a good size, as is the bathroom, while the south-facing rear garden will be a joy to sit in when the sun is shining, especially considering the existing mix of mature foliage.

As for the area, Walthamstow Village is packed with ancient history, as well as an eclectic mix of amenities which draw visitors from all corners of London at the weekend. Grab a coffee and toastie from the excellent Hucks, handily located a few metres down on your very own road.

While Orford Road is the main hub, you’ll find the wider area potted with brilliant amenities, such as authentic sushi takeaway Ohba Leaf Kitchen (also on Grove Road), while the ultra-friendly Castle gastro-pub (which was voted runner-up for best Sunday lunch 2019 by The Observer) is even closer. Poke bowl specialists Peeld is another great lunch option, while store-come-restaurant Eat 17 is sure to become another regular haunt.

WHAT ELSE?
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street and the convenient chains found in the 17&Central shopping centre, which has a fantastic food court operated by CRATE (think eclectic street food in a dynamic box park environment). Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow set to open there soon.
- You’re also only a few minutes on foot from the Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin.
- Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 15 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Grove Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
