There’s a spacious garden, first floor bathroom, two reception rooms and ground floor study, plus the potential to extend the already 1000 square foot property further. These perks and more mean it has all the makings of a forever home…

IF YOU LIVED HERE…

You’ll love the sense of space found in this handsome Victorian home, but you’ll also greatly appreciate having two separate reception rooms when you’re looking for a cosy retreat in winter. You’re set up well with the rear kitchen, which benefits from an open plan style, but still remains suitably separate. You’ve also got a study space on the ground floor, which will be a fantastic convenience. Meanwhile, upstairs you’ll find two double bedrooms, as well as a good-sized family bathroom.

Outside you’ll find your spacious rear garden - circa 66 foot - which is bursting with mature foliage, and also benefits from an outside WC, storage area and greenhouse, not to mention that luscious lawn.

Beyond your smart front garden, you’ve got plenty more nature to enjoy. You can be at the cusp of Epping Forest within around 20 minutes, while Walthamstow’s lovely Lloyd Park is a similar distance in the other direction.

As for public transport, you’re a 19 minute walk to Highams Park station, where you can nip to Liverpool Street on the overground in around 25 minutes. On the way you’ll pass the quaint delis, stores and cafes that make the neighbourhood so sought after. It’s also only a short hop to Walthamstow for even more top-class amenities, plus the handy interchange to London Underground’s Victoria line.

WHAT ELSE?

- The close proximity to Chingford means you have your pick when it comes to amenities such as supermarkets.
- Parents will be pleased to know you have an abundance of great schools in the area
- As well as having Epping Forest close by, you’ve also got Highams Park itself, which houses a tranquil lake, flower meadow and fun-packed playground.

a word from the expert....

"Around the corner from the office are The Stag and Lantern and Vinoramica, perfect spots for all your alcoholic needs. If you fancy a nice coffee pop into Biba & Wren Coffee Shop. My favourite local walk to where I live is through Epping Forest from Highams Park to Chingford Plains, ending at The Butlers Retreat. If you fancy a bike ride The Lea Valley is expansive and offers plenty of different routes in and out of London. The area is the perfect halfway house, offering all the benefits of London but with the green space and community feel of a countryside village! I also love the variety of different architecture on offer throughout E4." JON VIDAL E4 BRANCH MANAGER

Our Local Guide:
Chingford

Grove Park Avenue, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
