"We have loved our time at this flat over the last few years. You have many excellent, independent coffee shops such as Unity Cafe which is literally a stone throw away. Francis road (10 min walk) has cult classics such as Morny, Marmelo Kitchen and Yardarm. On the other side of Leytonstone you have the Wild Goose Bakery. We are honestly spoilt for choice when it comes to coffee and cakes! Bocca Bocca, Singburi and Deeney's are also some of our favourite spots in the area. Despite being very close to the city, we still feel as if we have the ability to escape and get away from it all. We are nestled in between some lovely green spaces such as Hollow Ponds, Wanstead Flats and the Olympic Park. We have segregated cycle lanes on our street so it is very easy to get away when we feel like it. We will sorely miss our regular walks through Hollow Ponds and Epping Forest. The private garden has been a god send to us and one that we have thoroughly enjoyed making our own. It's a great space for BBQs, evening drinks or just reading a book / throwing on some headphones and catching some sun. "
