A sleekly refurbished one bedroom ground floor apartment with a private courtyard garden and huge cellar with plenty of potential. It's all enviably sat in an up-and-coming area with the very best of Leyton and Leytonstone on your doorstep.

Our ever-popular social hub of Francis Road is a quick jaunt away and Grove Green Road's very own Filly Brook and Heathcote & Star are right on your doorstep. Arch Deli and Solvay Society are just as close, snuggled in the arches. You're perfectly positioned for transport, too.

IF YOU LIVED HERE

You'll be relaxing with friends and family in your sizeable 190 square foot lounge/diner with streams of natural light pouring in through that east-facing aspect, flawlessly engineered honey-hued hardwood flowing underfoot and immaculate white walls. Next door things are just as impressive; the bathroom's decked out in gleaming white metro tiles contrasting magnificently with sapphire blue walls. It's home to a rainfall shower over the tub and mirrored cabinet.

Continue through and your bedroom's a solid double with plush cream carpet, built-in storage and tranquil leafy garden view. The kitchen, meanwhile, features white metro tiles and a matching suite of cabinets, wooden worktops and forest green walls. Step out here for your twenty five foot courtyard garden and a patio perfect for al fresco entertaining; raised beds and battleship grey fences all overseen by a canopy of foliage. Lastly, your cellar comes in at a colossal 390 square feet, ideal for all manner of uses.

Leytonstone High Road overground station is seven minutes' walk for the Gospel Oak to Barking line and its a speedy connection to Blackhorse Road for the Victoria Line. Central London is just over half an hour away door-to-door. Or stay on to the end of the line eastwards to catch a train to Southend-on-Sea for fine seafood and a change of air. Leytonstone tube station is less than half a mile away if you fancy hopping onto the Central Line instead. Ideal for smooth commutes to Stratford and Liverpool Street.

WHAT ELSE?

- Fancy getting away from it all in lush natural environs? The expansive open green space of Wanstead Flats is just a fourteen minute stroll away with the blue waters of Jubilee Pond a touch further. Leave the greenery at the exit here to explore Winchelsea Road.
- Grab a coffee and something freshly baked at Marmelo Kitchen on Francis Road. It's a lovely, sustainable cafe serving up a whole host of vegan options. Expect a warm welcome from Natalie and Lucie.

a word from the owners.....

"We have loved our time at this flat over the last few years. You have many excellent, independent coffee shops such as Unity Cafe which is literally a stone throw away. Francis road (10 min walk) has cult classics such as Morny, Marmelo Kitchen and Yardarm. On the other side of Leytonstone you have the Wild Goose Bakery. We are honestly spoilt for choice when it comes to coffee and cakes! Bocca Bocca, Singburi and Deeney's are also some of our favourite spots in the area. Despite being very close to the city, we still feel as if we have the ability to escape and get away from it all. We are nestled in between some lovely green spaces such as Hollow Ponds, Wanstead Flats and the Olympic Park. We have segregated cycle lanes on our street so it is very easy to get away when we feel like it. We will sorely miss our regular walks through Hollow Ponds and Epping Forest. The private garden has been a god send to us and one that we have thoroughly enjoyed making our own. It's a great space for BBQs, evening drinks or just reading a book / throwing on some headphones and catching some sun. "
