2 Bedrooms

2 Baths

A gloriously bright two-bedroom period conversion which comes with off-street parking and a converted loft complete with ensuite.

Situated moments away from the excellent bars, eateries and delis found around your Grove Green Road neighbourhood, you’ll benefit from being in an area that’s already surpassed ’up-and-coming’ status and moved onto being a bonafide hot new destination.

IF YOU LIVED HERE…

The grand Victorian features such as the bay windows and the ornate front entrance will long sit centre stage, but you’ll love the restoration details, like the natural timber flooring and thoughtful decor palette.

Both bedrooms are doubles (and spotless to boot), and the balanced ratio continues with the main bathroom and ensuite - no clashing over time here. Since the home is split over two floors, there’s a great sense of space, not to mention the character that the beautifully painted staircase provides.

The kitchen is simple and modern, and great for hosting since it’s positioned just off the reception space, while storage is plentiful throughout.

Beyond the front door, you're perfectly placed for all that Leytonstone has to offer; the Filly Brook, Heathcote & Star and Arch Deli are right on your doorstep and sure to become your new faves.

If you need to venture further afield, Leyton tube is five minutes on foot, where you can nip to Liverpool Street in just over ten minutes.

WHAT ELSE?

- Drivers are less than ten minutes from the North Circular.
- Nip down to neighbouring Forest Gate for the snazzy new Elizabeth line.
-You’ll never be stuck for essentials since there’s an abundance of convenience stores on Leyton High Road, plus you’re only a short hop on the bus or Central line from Westfield Stratford and the Olympic Park.

a word from the owner...

"I have really enjoyed my time in this flat. Its spacious, sun-filled rooms have made for a pleasant work and home environment both prior to and throughout the pandemic. Whether you’re a single individual, couple, or small family — Leyton really does have everything. From local community events on pedestrianised Francis Road and its proximity to green spaces such as Hackney Marshes and The Olympic Park, there’s something for everyone. There’s no shortage of independent shops, cafes, pubs and restaurants, and as a cyclist I love how easy it is to get to Epping Forest. Not to mention, commuting is a breeze being only a few minutes walk to the Leyton Station on the central line and one stop from the Overground, National Rail and newly opened Elizabeth Line at Stratford. I have truly loved my time here and I hope someone else can experience all that the community has to offer. "

Our Local Guide:
Leytonstone

Grove Green Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.
