A spectacularly statuesque three bedroom Victorian terrace, bursting with vintage features from front to back and showcasing superb Design & Decor throughout. You also have a substantial cellar underfoot and large South facing garden to the rear.

Outside, Leytonstone station is less than five minutes on foot, for speedy, regular and direct routes to the City and West End via the Central line.

IF YOU LIVED HERE

You'll be stretching out in over 1000 square foot of expertly appointed living space. Your through lounge runs twenty three feet from front to back, with original timber floorboards underfoot throughout and a smoky grey paint-job at the front giving way to pristine bright white to the rear. Dual aspect, with twin vintage hearths, this is a splendid hosting space.

You've another fine entertaining option to the rear in the shape of your 150 square foot dining room, with its own bay window and the kitchen laid open next door. In here you have a bright suite of white cabinets, timber worktops and a farmhouse door leading to the garden. It's quite a garden too, the gravelled side return blooms out into a broad expanse of gravel arranged around a strip of lawn and ending in a raised patio.

Back inside, and the ground floor's completed by a handy spare WC, while upstairs the vintage luxury continues in your 200 square foot principal bedroom, just off your whitewashed landing. There's still more of that covetable original flooring here, plus integrated wardrobes either side of the chimney breast. Bedrooms two and three are more generous doubles, while your family bathroom completes things in black and white style.

Outside, you have all the amenities and destinations of Leyton within easy reach. Our foodie hub of Francis Road is just a ten minute walk, and home to well known local names like Yardarm, Strange Brew, Albert & Francis and Marmelo Kitchen. Even closer to home you have one of the area's best loved gastropubs, the Heathcote & Star, just two minutes form your front door.

WHAT ELSE?

- Parents will be pleased to know that you have nineteen 'Outstanding' or 'Good' schools all less than a twenty minute stroll away.
- You've plenty of scope to develop your new home still further, perhaps following your neighbours' lead and adding a dull Dormer conversion (subject to usual permissions).
- If you need an escape from City life, the great green, endlessly explorable expanse of Epping Forest starts just over a half mile stroll away. You'll forget you're in London.

a word from the owner...

"I moved into the house in 2011 and have loved living here. It's been a good, strong, safe house for me. I have great neighbours and there is good community spirit in the street. Leytonstone has changed a lot in the time I have lived here and it is thriving with lots of restaurants, bars, coffee shops and independent shops opening up. I have taken full advantage of the incredible green spaces within walking distance- Bushwood, Epping Forest, Wanstead Park and Wanstead Flats. Leytonstone tube is literally 2 minutes up the road. Getting away for the weekend is easy too as the M25, A406, M11 are close by. I will miss Grove Green Road (which is surprisingly quiet) and Leytonstone but I want to downsize and move closer to my family. I wish whoever moves in the same happiness I have had here."

Our Local Guide:
Leytonstone

Grove Green Road, Leytonstone — Stow Brothers

There’s more to Leytonstone than first meets the eye. Say the name to one person and they might think of the grand houses around Hollow Ponds, while say it to someone else and they’ll mention burgeoning South Leytonstone, or maybe the popular Bushwood. There are many different pockets, but they’re all united by the same inclusive community who recognise that it’s the balance of it all that makes Leytonstone so great.

The centre is arguably the high street with its eclectic shops and eateries, but you only have to venture slightly further away and you’ll come across hidden gems like bar Filly Brook on Grove Green Road, music venue Luna Lounge in Bushwood, or the The Hitchcock Hotel in Upper Leytonstone. Travel a little beyond and you’ll find further contrast with the vast green space that Hollow Ponds and the Wanstead Flats provide. Simply put, you’ll never get bored in Leytonstone.

Transport links

Just two stops from Stratford, Leytonstoners can nip to the Kent coast with surprising ease, but Central London or the City on the tube might be more useful - the former takes about 25 mins and the latter 15 mins. Easy.

Great Pubs

Too many pubs to choose from… What a problem to have. With The Red Lion, Heathcote and Star, The Hitchcock Hotel, The North Star, Leytonstone Tavern, locals are spoilt for choice. Better bring your pub crawl A-game if you visit.

Plenty of period property

Despite all the urban bustle, Leytonstone has an abundance of wide, tree-lined streets brimming Victorian and Edwardian property, ranging from the grand homes in Upper Leytonstone, a stone’s throw from Hollow Ponds, to the many terraces of South Leytonstone, and the popular community of Bushwood with its active residents’ association.
