IF YOU LIVED HERE...

Grosvenor Road - a broad, tree-lined avenue, is one of the area’s most sought-after addresses, celebrated for its imposing Victorian architecture and proximity to Wanstead High Street.

This elegant period apartment has been meticulously styled to highlight its original character while introducing modern finishes. High ceilings, large sash windows, and exposed wooden flooring create a sense of space and warmth throughout. Contemporary feature lighting complements the period details including coving and cornicing, resulting in a home that feels both timeless and inviting.

The open-plan kitchen and reception room is flooded with natural light courtesy of two expansive sash windows and a glazed door taking you to your outside space. The kitchen is a sleek, modern installation, featuring high-gloss white units, integrated appliances, and a wood-effect splashback that harmonises with the flooring. A central island doubles as additional storage and worktop as well as a breakfast bar,—perfect for casual dining or entertaining friends.

From the living area, a glazed door opens onto your private balcony. With outdoor space at a premium, this low-maintenance retreat provides an ideal spot for morning coffee or evening relaxation, with room for seating and the peaceful ambience of the surrounding greenery. The bathroom is tastefully tiled in soft, neutral tones and features a glazed bath with a waterfall shower head, a separate handheld option, and a vanity unit with integrated storage to maintain clean, clutter-free surfaces. The bedroom continues the theme of understated elegance, bathed in natural light with alcoves perfect for a variety of storage solutions to suit your needs and taste.

WHAT ELSE?
Wanstead High Street buzzes with a vibrant array of bars, award-winning restaurants, boutiques, and local amenities, - you’ll even find a greengrocer, butcher and fishmonger so it’s no wonder residents love its 'villagey' feel. If you need to venture further afield, Westfield Stratford, the largest shopping centre in Europe, is just 10 minutes away by tube, offering world-class shopping, dining, and entertainment options.

The area also boasts excellent schools and an abundance of green spaces. History enthusiasts will enjoy exploring Wanstead Park, once part of the estate of King Henry VIII's childhood home. While the grand house is no longer standing, the park—now a beautiful part of Epping Forest—offers enchanting landscapes in every season. In spring, Chalet Wood comes alive with its renowned carpet of bluebells, making it a must-visit destination.

Wanstead and Snaresbrook Central Line underground stations provide direct routes to Liverpool Street in just 15 minutes and the West End in 35 minutes. For those travelling by car, the A12 and A406 are conveniently accessed nearby, ensuring seamless connections out of London.

a word from the expert...

"Being a country girl at heart, for me Wanstead is the perfect blend of village/city living. With excellent transport links into the city, I often meet up with friends to explore the wonders of London. But I also enjoy going for long, leafy walks with Hollow Ponds and Wanstead Park on my doorstep. I was first attracted to Wanstead by its charming High Street, lush green spaces and choice of excellent schools. Since moving here, I have discovered some new favourites — for breakfast La Bakerie, lunch at Otto and The Duke for thebest roast around. I love to stay active, and here in Wanstead you have lots to choose from. From organised yoga at Christ Church Green, personal training sessions at Target Fit or jogging around the various nature trails of Epping Forest. There is a great sense of community here in Wanstead, with informative Facebook groups, street parties, a monthly farmers’ market and the local jumble trail. I have made many friends locally, there is a genuine community spirit here and I am proud to call Wanstead my home."   KYLI CLAYTON  E11 BRANCH MANAGER

Our Local Guide:
Wanstead

Grosvenor Road, Wanstead — Stow Brothers

Thanks to its royal connections and grand properties, Wanstead has previously been compared to the likes of Twickenham and Richmond, although East Londoners are quick to point out that it has plenty enough merits of its own.

For a start, despite its villagey feel, it’s proudly nestled within London’s most creative quadrant and only a short hop on the Central line from the bright lights of the City. There’s also an abundance of green space – Wanstead Flats, Epping Forest, Wanstead Park and Chalet Wood, with the seasonal display of bluebells in the latter just calling out for an accompanying picnic from one of the well-stocked local delis or cafes. But that’s not to say that Wanstead’s charming pubs and restaurants aren’t delightful to look at themselves – it’ll be deciding which to go for that’s the problem.
