A sleek and characterful three bedroom Victorian terrace, brimming with brand new designer features throughout the recently refurbished ground floor. From the lengthy through lounge to the innovative kitchen, this is a property bursting with ideas and yet still with so much scope for making your own.

Grosvenor Road is a friendly, peaceful turning sat between Leyton Country Cricket ground and the heart of Leytonstone itself. You also have our prized destination of Francis Road, an elegant foodie paradise, just five minutes away on foot.

You'll be enjoying all the fruits of the love and attention that has been lavished on the ground floor as lately as this year. The rearranged through lounge totals around 250 square feet, vintage timber floorboards finished in custom Tikkurila paint running underfoot. There's an ingenious suite of fitted storage under the stairs, an originally tiled mantelpiece to the front and column radiators and Crittal style glazing and patio door to the rear. Step out here for a stout, lengthy neotimber deck giving way to a gravelled seating area overhung with mature foliage.

Back inside and your kitchen's a bespoke marvel, custom designed birch plywood units line each wall, sitting seamlessly under thin profile quartz worktops, with another Crittal door to the rear and a full complement of integrated appliances. Upstairs now, and your master bedroom features more vintage floorboards, restored original sash windows and another ebony hearth. Bedrooms two and three are both nice and bright with individual colour palettes. Finally your family bathroom gleams in metro tiling and a smoky grey finish.

Outside and Francis Road will serve you well for everything from an evening stroll for a quality coffee to a sumptuous weekend lunch. A little exploring will reward you with homemade indulgences from Marmelo Kitchen, Yardarm's delicious pizzas and the diverse delights at Francis & Albert. Be sure to stroll right to the bottom for much loved gastropub The Northcote Arms.

- With the loft space so far untouched, you can let your own imagination run wild in this already impressive home, potentially adding a whole new storey as some of your neighbours have done (subject to the usual permissions).
- You have on street parking and drivers can be on the A12 in less than ten minutes and speeding around London on the North Circular just a little later.
- Current or prospective parents will be pleased to know you have twenty two schools rated 'Good' or 'Outstanding' by Ofsted less than a mile away. The 'Outstanding' Newport Primary is less than a half mile on foot.

a word from the owner.....

"We've called this place our home for over 8 years and have genuinely enjoyed living here. There is a great sense of community in the neighbourhood and so much on the doorstep. The house itself is bathed in light throughout the year and the SW facing garden is a total sun trap. When the days get shorter, curling up by the fireplace is a great way to unwind at end of the day. We have many happy memories here but a new adventure in Scotland beckons so it's time to hand it to the next custodian. "

Our Local Guide:

Grosvenor Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With Leyton Technical, The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
