An elegantly appointed three bedroom family terrace on a tree-lined street in Walthamstow Village. Arranged over three bright and airy storeys, you have a choice of immaculate social spaces, a private rear garden and our most sought after locale right on your doorstep.

Among the many and varied highlights of your superb location is the natural blue and green space of Hollow Ponds and Epping Forest, just a twenty minute stroll away.

You'll have over 1300 square feet of living space tucked away behind that neat frontage. Your first reception, immediately on the left as you enter, totals 150 square feet in its own right, with flawless original timber floorboards underfoot, bistro shutters on the box bay window and exposed brick walls either side of a lovely vintage hearth. Moving on you'll find your even larger kitchen/diner, artfully segmented by a breakfast bar topped with chunky marbled work surfaces.

Pale dove grey cabinets complete the kitchen, while the dining area's bathed in light from patio doors leading out to your side return. Here, a sheltered timber deck runs the length of the property, before blooming out across the rear and descending to a lush length of lawn. Thriving, screening greenery runs down the flanks and it all ends in a charming, secluded patio. Back inside now, via your 120 square foot rear reception and French doors frame leafy green views.

Your ground floor's completed by the first of two bathrooms, simple and stately in white and slate grey. Upstairs, your 160 square foot principal bedroom is especially impressive, with twin shuttered windows, a soft blue statement wall and seamless, floor to ceiling fitted wardrobes. Bedroom two's another smart, sizeable double, while your family bathroom features both a freestanding clawfoot tub and oversized walk-in rainfall shower. Upstairs and bedroom three completes things in style, a superb suite sat between twin skylights and a lovely Juliet balcony.

Outside and you can be strolling along Orford Road, our ancient high street and the heart of leafy Walthamstow Village, in just five minutes. As well as peaceful streets and historic architecture, the Village is home to some of the finest wining and dining establishments for miles around. Eat17, The Queen's Head and The Kitchen are all long-standing fine dining favourites, while new addition hometipple offers an expertly curated wine list and regular tasting evenings. Explore further for more esoteric delights, from the friendly cats of The Nags Head to the artisanal gin cocktails at Mother's Ruin.

- Yet another perk of your incredible location, Walthamstow Central station is just a third of a mile away on foot for direct, twenty minute runs to Liverpool Street and Oxford Circus, putting both the City and West End less than half an hour away door to door.
- Good news for parents, you have no fewer than eight 'Outstanding' primary and secondary schools all less than twenty minutes' stroll away. A further nineteen are rated 'Good'.
- You've another beloved Walthamstow landmark within easy reach. The landscaped gardens, cafes and courts of Lloyd Park are just a fifteen minute stroll away.

Our Local Guide:

Grosvenor Park Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
