A spectacularly statuesque four bedroom Victorian villa in Walthamstow Village, artfully developed with the huge proportions of the period. Inside everything is epic in scale and scope, and it's all enviably sat in our most sought after locale.

It's hard to overstate the sheer sumptuous elegance of this one-of-a-kind find, with a camera ready finish that's already graced the pages of the Sunday Times Style Magazine, Living Etc. and Sheerluxe.

You'll be luxuriating in palatial proportions including three receptions, a vast and skylit kitchen/diner, twin bathrooms, garage and substantial cellar. Recently stripped down to the plaster and refurbished throughout, the neutral and contemporary styling of the house compliments its many period features. Nicely set back from the road, you'll stroll up your front garden taking in that impressive Victorian frontage.

Inside, the through reception sits to the right showing off those glorious proportions; 275 square feet with high ceilings home to ornate original cornicing and beautifully oversized windows front and back. Across the hall you have two more stately reception spaces, a playroom with inbuilt cloakroom and storage and a dining room laid open to your breathtaking, 240 square foot kitchen/diner. The expansive kitchen combines an entire rear wall of Crittal doors, a huge skylight and a suspended window seat that flood the room with natural light.

A concrete chef's island and breakfast bar takes centre stage below designer pendulum lighting, opposite a wall of forest green cabinets home to high end integrated appliances and single piece marble splashback. Brass fittings, cast iron onyx radiators, underfloor heating and of course those widescreen leafy green views complete the setting. Step out here for your garden; a glorious lush green wonderland, with a large patio giving way to a generous expanse of manicured lawn, home to mature pear and apple trees and surrounded by thriving screening greenery. There's plenty of space for a garden room or office (existing plans are available).

Upstairs now for the sleeping arrangements; four substantial double bedrooms, ranging from 110 square feet to over 200. All are finished in a similarly flawless mix of clean and contemporary lines and feature original fire places throughout. Your first bathroom is a Jack & Jill affair, shared between the principal bedroom and the rear double over the garage. Elegant marbled tilework flows underfoot and from floor to ceiling in the oversized walk-in rainfall shower. Your family bathroom off the hallway is every bit as luxurious, wood panelled throughout with a free standing claw foot bath tub, premium bathroom suite and a reeded glass wall that floods natural light into the landing behind. Both bathrooms feature underfloor heating.

Outside, and you have our much loved locale of Walthamstow Village right on your doorstep, with the original High Street of Orford Road less than five minutes' walk away. Here and all about you'll find a superb choice of independent wining and dining establishments, the equal of anything you'll find in the City. Eat17's bistro chic and classic cocktails are a tempting combination, traditional gastropubs like The Queens Arms and The Castle both offer gorgeous Sunday roasts, and if you fancy something a little different there's the artisanal hedonism of Mother's Ruin or the glorious neon wonderland of God's Own Junkyard.

- Despite the peace and quiet of your new neighbourhood, it's just a third of a mile on foot to Walthamstow Central station and its direct twenty minute runs to Liverpool Street and Oxford Circus, putting both the City and West End less than half an hour away door to door. Alternatively, you have that large private garage and drivers can be on the North Circular in a little over ten minutes.
- That large cellar is currently divided into three spaces and totals more than 600 square feet. Plenty of scope for further development here and you could also potentially expand into your loft space (subject to the usual permissions).
- Local schools are excellent and plentiful, with no fewer than eight 'Outstanding' primary/secondaries in a one mile radius alone. A further twenty are deemed 'Good'.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:

Grosvenor Park Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
