This bright and spacious three-bedroom terrace home is full of Victorian charm and enviably located in a quiet spot within Walthamstow Village. Other highlights include the first floor bathroom, downstairs WC, sizeable garden and large dine-in kitchen. The fact that it’s on market chain-free is another great bonus.

Despite the peaceful surroundings, there’s a huge array of independent restaurants, bars and gastropubs in the immediate area, while Walthamstow Central station is ten minutes away on foot, so you can be in the West End or City around half an hour door to door if you time it right.

IF YOU LIVED HERE...

Beyond the handsome brick frontage and traditional front door, your reception space with is brimming with light thanks to the large bay window and internal glazing at the rear. You’ll love the consideration that’s gone into the space, from the ornate radiator cover to the custom shutters, although you can appreciate the fact that the neutral decor will allow you to effortlessly add your own personal touches. The spacious dine-in kitchen is sleek yet full of traditional style, with glossy metro brick tiling and high spec apppliances. Again, there’s plenty of natural light due to the generous patio doors and skylights. When the weather’s right, you’ll love being able to spill out into the leafy rear garden, and you’ll find the downstairs WC extra convenient, too.

Upstairs, the three bedrooms are just as smartly decorated as the rest of the house. With two windows and more of those custom shutters, the master at the front is particularly special. As for the first floor bathroom, it’s bright and modern with an over-tub shower. Beyond your front door, you can enjoy exploring in all directions… You’re just a few minutes on foot from Hucks, where you’ll find ‘the tastiest coffee, pastries and sourdough,’ to quote an article in the Evening Standard. A few minutes further you’ll also find authentic sushi takeaway Ohba Leaf Kitchen, while the fantastically cosy Castle gastropub is a similar distance. Kids will be delighted to discover that you have Wingfield playground within hopping distance. A few minutes beyond, Orford Road forms the hub of Walthamstow Village, where you’ve got more pubs, including The Queens Arms and Nags Head, as well as the award-winning brasserie-cum-store Eat 17, plus much more. The village square is a fantastic place to sit and people watch while enjoy the gentle hustle and bustle. Nearby you’ll also find the unique Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin.

Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 15 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Granville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
