3 Bedroom

2 Bath

An extremely spacious and substantial three bedroom Victorian family terrace, wonderfully grand and spacious and brimming with potential. Best of all? You're located right in our enviably sought after neighbourhood of Walthamstow Village.

You can't go wrong in the Village, where the huge range of independent bars and restaurants, right on your doorstep, are only part of the appeal. You also have peaceful streets, historic architecture and are perfectly positioned for so much else that makes our borough so special.

IF YOU LIVED HERE...

You'll have over 1200 square feet to stretch out in and make the most of, behind that smoky grey frontage. Your through lounge totals an impressive 300 square feet, with charming blonde box-hatch timber flooring underfoot, the high ceilings of the period and that oversized box bay window keeping everything naturally bright. It gives right on to your covered side return, a handy skylit utility space.

Moving towards the rear, you'll pass the first of your twin bathrooms – a sleek shower room with marbled tilework. At the end of the hall, your kitchen offers still more epic proportions, 180 square feet in all with a wealth of dining space and plentiful pine cabinetry along the flanks. Large letterboxes flow underfoot and sliding doors open onto your garden, thriving, with diverse beds and greenery. There's a large shed at the end, ideal for storage or further development.

Back inside, and upstairs all three bedrooms are substantial doubles of sizes you simply don't find in contemporary properties. Your principal sleeper to the front is an epic 210 square feet with box bay window and smoky sand finish. Both further bedrooms are equally impressive doubles, while your family bathroom is smart and simple in white. Finally, with your loft space so far unexplored, you could potentially follow in your neighbours' footsteps and add a whole new storey (subject to the usual permissions).

Step outside your new home, and it's just a ten minute wander through the Village to the ancient high street of Orford Road, the part pedestrianised heart of this endlessly explorable locale. Whether your tastes run to the classic gastropub fare at The Queen's Arms, small plates at Orford Tapas, or all the way to the artisanal gin cocktails on offer at Mother's Ruin, you're bound to find something to tickle your tastebuds and deliver unforgettable nights out. Alternatively if it's nature you're craving then the wide open blue and green space of Epping Forest and Hollow Ponds are just twenty minutes on foot.

WHAT ELSE?

- Our comprehensive transport hub of Walthamstow Central is just a half mile on foot for direct, twenty minute runs to Oxford Circus and Liverpool Street, putting both the West End and the City less than a half hour away door to door.
- Leyton Leisure Centre is a ten minute walk for pools, gym and exercise classes.
- Good news for parents, you have seven 'Outstanding' primary/secondary schools all less than a mile away on foot. A further twenty two are deemed 'Good'.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Granville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
