A unique and characterful one-bedroom Victorian conversion, spread out over two floors with spacious rooms and striking period features. It's all just moments away from the peaceful Walthamstow Village, while the fantastic amenities and transport links of Walthamstow Central are just a short stretch further, meaning you can reach the centre of London in less than half an hour door to door.

IF YOU LIVED HERE...

Thanks to a smart layout, there’s a serious amount of space packed into this beautiful home, with plenty of room to keep clutter at bay too. The 250 square foot ground floor incorporates a lounge, open plan kitchen and dining area. Head up the eye-catching (and space-saving) spiral staircase and you're in the master bedroom. Again, this occupies the entire floor - coming in at 225 square foot. There are beautiful features throughout, from the striking sash windows to the sleek flooring. The kitchen and bathroom have both been kitted out with contemporary fittings, providing modern convenience with the charm of tradition. The fact that the property has its own front door makes it extra unique - and you’ll love stepping out and exploring the neighbourhood on your doorstep. You’re just a few minutes on foot from the much-loved coffee shop Hucks, famous for its tasty toasties. A few blocks up on Grove Road you’ll also find authentic sushi takeaway Ohba Leaf Kitchen, while the ultra-friendly Castle gastro-pub (which was voted runner-up for best Sunday lunch 2019 by The Observer) is a similar distance. Orford Road forms the hub of Walthamstow Village, where you’ve got more pubs, including The Queens Arms and Nags Head, as well as the award-winning brasserie-cum-store Eat 17, poke bowl specialist Peeld, top-rated chippy Orford’s Fish & Chips and tapas bar Orford Saloon to name but a few. The square is a fantastic place to sit and people watch while enjoy the gentle hustle and bustle. Nearby you’ll also find the unique Ravenswood Industrial Estate, which is home to the ever-popular God’s Own Junkyard, as well as breweries Wildcard Brewery Tap, Pillars Brewery, Trap, plus gin palace Mother’s Ruin. There’s SO much to explore, so prepare to be busy, but with the benefit of being able to take it at your own pace.

WHAT ELSE?

- Despite being in such a cosmopolitan hub, you’re surrounded by excellent green space; Lloyd Park, which houses the William Morris Gallery, is 20 minutes north, the recently launched Fellowship Square, with its impressive fountains, is in the same area, while Hollow Ponds, at the cusp of Epping Forest, is around 15 minutes east.
- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, the nine-screen Empire cinema and the convenient chains found in the 17&Central shopping centre. Hoe Street also has some fantastic amenities, with the Soho Theatre Walthamstow set to open there later this year.
- While Walthamstow Central is your nearest station (with access to both the Victoria line and the Overground), this area is served by some excellent bus routes, with both Hoe Street and Lea Bridge Road a few minutes on foot for quick access to Leyton, Leytonstone, Clapton and Hackney.

a word from the owner...

"I fell in love with this little house for it's natural light and spacious rooms. Having my own front door and a little garden and window boxes for plants and flowers was a huge bonus. It has always felt like a very comfortable home to come back to. Being within a short stroll to Walthamtsow village is the dream and was a big reason for my purchasing this property. Granville road is full of lovely neighbours who I have got to know and spend time with. We all help each other out when needed, as I live alone it has been so great to have neighbours to lean on for package collections, DIY tips as well as the occasional glass of wine. Lloyd park is a short walk away as is Epping forest, which is great for runs and walks and yoga. The station is just a ten minute walk and transportation very well connected, you can be in central london in twenty minutes. City airport and Stansted airport just a 30 / 40 minute car journey. Walthamstow is the best place to live with a community that is thriving, many new restaurants, bars, little shops, soho theatre opening, and many social gatherings to get involved in. I myself wont be leaving Walthamstow if i can help it!"

Our Local Guide:
Walthamstow

Granville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
