This area needs no introduction as the most desirable pocket of our Borough. Granville Road is a popular residential street with a strong sense of community and neighbourhood, desirable for families thanks to the excellent amenities and schools in the immediate locale.

Inside this lovely home, you will love the extended and open plan kitchen diner. Awash with light thanks to the skylights and a glass door leading to the garden, this large room is the perfect space for entertaining guests, or enjoying family dinners. With wooden flooring underfoot, the kitchen is exceptionally well appointed with fully integrated appliances, sleek pale sage cabinets and contrast wooden countertops. There is even a breakfast bar feature -a great spot to sit with your morning coffee. The lounge is a bright and serene space with a large bay window, more of that wooden flooring and a feature exposed brick chimney breast, adding a rustic charm. You also have a bathroom on this floor, you will love the walk in shower here.

Moving upstairs, you have broad and bright hallways with snuggly neutral carpets enhancing the sense of light and space. The largest of the three bedrooms sits to the front aspect and spans the full width of the house. In a tasteful nod to the downstairs decor, you have the exposed brick feature in here as well creating a pleasing harmony. You are also going to relish the built-in cupboards in here, the perfect space to store your clothing and belongings. The other two bedrooms are well proportioned, both accommodating a double bed or offering ample space for children’s bedrooms.

A real star of this house is the well sized, luscious garden complete with garden room. This is a real asset, offering an additional 88 square feet of living space. You have electricity in here, as well as beautiful decor, and this room could be utilised as a garden office or space for older children to have some privacy.

- You have an excellent choice of schools in the area, with Henry Maynard, Barclay Primary and St Mary’s all within reach. You’re also very close to Wingfield Park - a favourite hang out for kids of all ages, and a popular meeting spot for local parents and kids
- As well as Orford Road’s amenities, you also have Hucks on Grove road - sure to be your new local spot for a coffee and a danish. This street that stretches from Hoe Street to Lea Bridge Road also has a pharmacy and convenience store, as well as a well loved vintage furniture store - pop in for original Ercol tables to kit out your new pad!

a word from the owner...

"Granville Road has a lovey community spirit with very sociable neighbours. The garden is lovely in summer, being a real sun trap on sunny days. We love living so close to Walthamstow Village with all the amenities it has to offer, Wingfield park has been a firm favourite with our toddler. Our local pub, The Castle, is family friendly with amazing food, a great atmosphere and live piano on a Friday night. Close access to the tube and overground has been essential for commuting, whilst easy access to the M11 has been ideal for trips outside of London. There is always something going on in Walthamstow, it is a lively and vibrant community that we will be sad to leave."

Our Local Guide:

Granville Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
