IF YOU LIVED HERE…

Beyond that stunning Victorian frontage and private driveway, you’ll find a brilliantly proportioned home that comes in at over 2,000 square feet - epic indeed. The grand hallway immediately sets the tone, while duel aspect double-reception room is bursting with light thanks to the generous bay windows. The combination of the exposed brickwork and neutral decor provides the perfect base style, and you’ll love the considered features such as the column radiators and cornicing.

The smart kitchen-diner has been beautifully designed with a huge amount of space for dining and lounging. You’ll love making use of the central island, as well as the stylish units and integrated appliance - and the fact that you have a utility space and shower room on the ground floor will be particularly convenient. The patio doors open onto the impressively large rear garden, which will be a joy for seasoned and budding gardeners alike.

Upstairs, you’ll find a sublime family-sized bathroom, which has a tub, walk-in shower and double basins - all vintage in style, as well as four bedrooms, one of which has its own en-suite. Back downstairs, don’t forget your fantastically versatile converted studio/gym before heading out to enjoy your thriving neighbourhood.

About seven minutes from your front door, you’ll come across the part-pedestrianised Francis Road, which is now recognised across the capital as a hub thanks to its eclectic mix of eateries and stores, ranging from upmarket deli Yardarm to independent book shop Phlox. Slightly further north, around the Leyton Midland Road arches, you’ve got some brilliant new choices, including the much lauded smokehouse Burnt and Gravity Well Taproom.

Walk about a mile south-west (or hop on the bus if you’re in a hurry) and you’ll in find yourself in the iconic Olympic Park, and just beyond that, Westfield Stratford. Nearby there’s also East Bank, a unique collaboration between world-leading universities, arts and cultural institutions including Sadler’s Wells, BBC and V&A. Even closer to home, you’ll find both Jack Cornwell Park and Jubilee Park.

WHAT ELSE?
- You won’t ever be stuck for essential items thanks to the great selection of convenience stores on Leyton High Road.
- A bit further than Francis Road, the Grove Green Road area has been buzzing with activity for a few years and is now a hangout in its own right. The Filly Brook, Heathcote & Star and the brilliantly eclectic Northcote Arms are there and sure to become faves.

Our house has been a perfect fit for our family of 3 whilst also catering for us to be able to host regular visits from large groups of family and friends. Our Local Guide:
Leyton

Grange Park Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
