2 Bedroom

1 Bath

Set on the ground floor of a period property in a residential yet thriving part of E17, this two-bedroom apartment is a real gem thanks to its spacious layout, dine-in kitchen, private garden and abundance of natural light.

Not only are there many top class amenities in the direct neighbourhood, Blackhorse Road station is only 0.5 miles away, where the Victoria line zips directly to Kings Cross in around 15 minutes. Buses are also plentiful, so it’s a brilliant base for anyone wanting to enjoy all the perks of London. The home is on the market chain-free too.

IF YOU LIVED HERE…

You’ll love the sense of space that this home provides - it packs in 631 square foot, while the period features provide a cosy charm.

Head through your spacious hallway and step into your reception room, which has an abundance of natural light thanks to the generous bay windows. You’ll love the cheery red feature wall, while the bespoke shelving will be a real convenience. You’ll also appreciate that the separate kitchen is smart and modern, with plenty of storage and space for a dining table. During warmer months it’ll be a real pleasure to spill out to the secluded rear garden, with its low maintenance paving and array of leafy climbers.

The bathroom has the perfect balance of retro charm and modern convenience, with a mint green palette, metro brick tiles, over-tub shower and a vanity basin. Both bedrooms are bright and spacious - one could even be used as a home office if preferred.

As for the area, not only is this part of E17 a hub for coffee shops, bars and eateries, there’s plenty of green space; the Walthamstow Wetlands, Lloyd Park and Higham Hill Park are all a short stroll away. You’re also a short hop from the Blackhorse Beer Mile, where you’ll find some of East London's most exciting craft beer breweries, bars and street food. Hackney Brewery is just four minutes on foot. Head slightly further south for Exale, Signature Brew and the epic Big Penny Social.

As for food and drink-based perks, SlowBurn, which was named one of the Guardian’s essential restaurants to ‘try right now’, is 0.2 miles away, while the UK’s first dedicated brandy house, Burnt Faith, is a similar distance - now with a fantastic Texas-inspired barbecue menu.

As well as having the Victoria line, Blackhorse Road station is served by the Overground, which zips between Gospel Oak and Barking, so great for day trips to Hampstead Heath or the Essex seaside.

WHAT ELSE?
- Looking for some creative inspiration? Head just 0.2 miles to Blackhorse Workshop, a studio where you can sign-up for fantastic part-time courses such as frame making and woodwork.
- Walk towards Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre and the newly opened Forest Cinema.
- By spring 2025 you’ll be able to enjoy the benefit of being just over a mile from the much anticipated Soho Theatre Walthamstow, which has been given a £30m investment as part of the council’s 'London Borough of Culture 2019 commitment to place culture at the heart of its communities’ (one of the reason’s we love Walthamstow so much).

word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years." Our Local Guide:
Walthamstow

Goldsmith Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
