2 Bedroom

1 Bath

A beautiful two-bedroom Victorian mid-terrace, located on a quiet, tree-lined street a mere 0.5 miles from Blackhorse Road station, and just moments from the sprawling nature of the Walthamstow Wetlands. You have a spacious open plan lounge/diner and generous private garden amongst other highlights.

Higham Hill is an increasingly sought-after neighbourhood with a great sense of community and a dynamic, creative energy. The fact that this property is chain-free makes it even more of a great find.

IF YOU LIVED HERE...

You'll be chilling out in the delightful lounge/diner. A bright, airy and dual aspect space of just under 300 square feet, bisected by an open plan staircase and with hardwood flooring underfoot. It's ideal for entertaining of all kinds. The kitchen is handily placed at the rear, with the bathroom tucked just behind, and the private garden - which includes storage - just beyond. You’ll love the mature tree, which can become a money-can’t-buy feature whatever design work you plan. Upstairs both bedrooms are a decent size, proper doubles of at least 120 square feet.

Perhaps surprisingly for some, there’s an abundance of green space nearby; you’re nicely nestled between Walthamstow Wetlands and Lloyd Park, while Higham Hill Park is even closer.

As for food and drink-based perks, you’re spoilt for choice; the brilliant SlowBurn is seven minutes on foot, and you’re a short skip from the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food, including Exale, Signature, Hackney, Wild Card and the epic Big Penny Social. To demonstrate the kind of atmosphere that these spaces create, the former even featured on the front-page of the New York Times.

Looking for some new hobbies? The impressively designed bouldering studio Yonder is mere minutes away, where you can munch on tasty food as well as get to grips with the climbing walls. You’ll find a similar creative energy at Blackhorse Workshop, a studio where you can sign-up for fantastic part-time courses.

It’s a 15 minute stroll to Blackhorse Road station, where the Victoria line will get you straight to Kings Cross in the same amount of time, or hop on the overground, which zips between Gospel Oak and Barking (great for day trips to Hampstead Heath or the Essex seaside). Buses are plentiful too.

WHAT ELSE?

- Head to Walthamstow Central for Europe’s longest market which runs along Walthamstow High Street, as well 17&Central shopping centre, which has a fantastic food court operated by CRATE, and the newly opened Forest Cinema.
- As well as all the breweries, you’ve got a great new local - Tavern on the Hill, an award winning grand old pub given fresh life and the freshest craft beer by the folks from Wild Card Brewery. Be sure to try one of the roasts - they’re legendary.
- Head north-west and you’ll find some great outdoor pursuits around the River Lee’s reservoirs, including Lee Valley Athletics, Lee Valley Golf Course and the London Watersport Company.

a word from the owner...

"This house holds many memories from starting our new family. The garden is a sun trap and it is so easy to grow everything. Our neighbours are lovely and we have enjoyed their friendship. We loved visiting the local park and shops and popping into the allotments. Since we have been here, so may cafes and breweries have opened, as well as the climbing wall too. Lloyds Park is also a close walk as well as the tube so everywhere in London is really accessible. The local schools are brilliant and our children made great friends there."

Our Local Guide:
Walthamstow

Goldsmith Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
