IF YOU LIVED HERE…

You'll be stretching out in the impressive period proportions, with over 1600 square feet of living space in total, including a large through lounge and expansive kitchen/diner. The former is twenty eight feet deep, with original timber floorboards underfoot giving way to large format slate grey in the kitchen/diner. In here you have sleek white cabinetry, a timber topped chef's island and matching worktops, all naturally bright thanks to a pair of large skylights and a row of bi folding patio doors leading out to the garden.

Out here a patio gives way to an impressively lengthy lawn, flanked by beds. Back inside and your ground floor's completed by an indispensable utility room, perfect for laundry. Up the handsome timber staircase and your first two bedrooms are both generous doubles of 170 and 140 square feet respectively, while sleeper number three is a generous single ideal for use as a study. All are finished with original timber floorboards underfoot.

Your first floor family bathroom is spick, span and pristine, with glossy tiling from floor to ceiling and slate effect vinyl underfoot. There's a suite of white designer fittings and a shower over the tub. Your loft conversion is a true penthouse suite, with your 200 square foot principal sleeper bright and dual aspect, with a Juliet balcony overlooking the garden at one end and a pair of Velux windows at the other. A sparkling en suite shower room is the perfect finishing touch.

WHAT ELSE?

- The loft and rear bedroom both have air-conditioning, which will come in handy during the summer months.
- Leyton tube station, sat in zone four for the central line and fast, regular runs to the City and West End, is around a fifteen minute walk.
- Among the many and varied wining and dining establishments within easy strolling distance is our much loved local institution, The Leyton Technical. A glorious gastropub just a half mile away on foot.
- You have no fewer than five 'Outstanding' primary/secondary schools less than a mile away on foot, with a further seventeen rated 'Good'.

a word from the expert...

Leyton is a vibrant area that has been expanding in popularity over the years. The high road has a wealth of shops for all cultures as well as restaurants and bars such as Figo for al fresco dining and The Leyton Technical for a well-deserved drink after work. In terms of transport you’re spoilt for choice, with Leyton Underground taking you to Oxford Circus in 20 minutes and Leyton Midland Overground travelling across North London to various spots in addition to a solid network of buses taking you to Hackney and beyond. As a resident of Leyton, I would personally recommend Patchworks on Church Road with its eclectic mix of events such as The East Village Vintage Market and Good Vibes Tribe parties. Our Local Guide:
Leyton

Goldsmith Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
