IF YOU LIVED HERE...

Walking through your paved front garden and storm porch, you'll arrive in the entrance hall and find your first, 150 square foot reception room on your right. In here, a wide, bright, box bay window fills the room with natural light and everything's finished in soft, neutral, earthy tones. Your second, 115 square foot reception room sits next door, similarly styled and with fully glazed, luminous sliding doors that provide direct access to your garden. Both reception rooms have fireplaces with retro timber surrounds.

Sliding back the patio doors and stepping into the garden, you'll find a long stretch of lush, green lawn with a concrete patio and footpath. A large garage sits to the rear, with rolling garage door and separate door for side access. You also have direct access to your kitchen, decked out with marble effect worktops and smooth, blonde hardwood cabinets. Heading back along the entrance hall and upstairs you'll find two generous double bedrooms, one with a triple set of bespoke fitted wardrobes, and a sizeable third sleeper. Your family bathroom is also on your first floor, freshly updated with new bath, shower and aqua boards. There's a separate WC next door.

At the end of your street, you'll turn onto the Blackhorse Beer Mile, one of the UK's best eating and drinking destinations, as voted by Time Out. Here you can sample an immense range of craft beers in the many taprooms and microbreweries, or get involved in some of the community classes and family friendly activities at the Big Penny Social. Walthamstow Wetlands, our 500 acre nature reserve, is only a five minute walk from your front door. This lush network of lakes and marshlands has been declared a site of special scientific interest, providing great opportunities for observing wildlife and exploring, on foot or by bike.

WHAT ELSE?

- Within a mile of your home there are eighteen primary and secondary schools, including two well reputed independent schools, Walthamstow Montessori for younger children and the Big Creative School for teenagers.
- Higham Hill Park is moments from your front door and is home to a friendly cafe, children's playground and Higham Hill Hub community centre.
- For a special night out we'd recommend wandering down to Burnt Faith, the UK's first ever brandy distillery, with an intimate bar where you can sample innovative cocktails made with their own brandies and liquors.

a word from the expert...

"For me it’s the sheer variety you find in each pocket of Walthamstow that makes working and socialising here so enjoyable. Whether it’s having a coffee from Perky Blenders, going for a Sunday morning walk in Epping Forest, dropping into one of the local breweries in Blackhorse Road, or catching up with friends in Lloyd Park, the growth and positive changes within E17 have been incredible in recent years."   KIM HEYWOOD E17 BRANCH MANAGER

Our Local Guide:
Walthamstow

Gloucester Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
