A bright and characterful two bedroom Victorian terrace, this long-standing family home has been blessed with a wealth of love and attention over the years, and features an array of original touches and designer finishes. It's all located on the leafy Chingford borders, with easy access to Highams Park.

The wonders of Walthamstow are also within strolling distance. Less than twenty minutes after stepping out your front door you can be walking among the landscaped gardens and open green spaces of our fabled green gem of Lloyd Park.

IF YOU LIVED HERE

You'll be cherishing the love and care that has gone into this home over the years. From the wonderfully preserved exposed brick hearth and chimney breast in your twenty four foot long, dual aspect through lounge to the perfectly pristine fitted kitchen with timber countertops, metro tile backsplash and Belfast sink, and a full complement of new integrated appliances, including dishwasher. Every inch of your 900 plus square feet of living space is artfully arranged.

Backing onto the Bannatyne Health Club and accessed via your brilliantly bright conservatory, your sixty foot rear garden is a barely overlooked stretch of lush lawn, flanked by lovingly tended greenery and timber fencing, and home to a handy shed. Upstairs your master bedroom occupies the entire frontage at 150 square feet, with plush carpet and floor to ceiling mirrored storage. Bedroom two is another substantial double, with a pleasant garden view, while your family bathroom completes the package in smoky grey and cream.

Outside, Highams Park overground is just an eighteen minute walk or a peaceful seven minute bike ride. From here Liverpool Street is just twenty three minutes direct. Alternatively, ride two stops and five minutes for Walthamstow Central, where you can make a quick hop to the Victoria line or explore enticing nearby destinations from Walthamstow Village to the Empire Cinema entertainment complex.

WHAT ELSE?

- With the loft so far undeveloped aside from full insulation, you have plenty of potential to develop this handsome home still further, potentially adding a full Dormer conversion as some of your neighbours have done (subject to the usual permissions).
- Drivers can be on the North Circular in just five minutes.
- You have a total of fourteen primary/secondary schools rated 'Good' by Ofsted less than a mile on foot from your new home.

a word from the owner....

"I've enjoyed growing up in this house & have loved refurbishing it, particularly the period features such as the brick fireplace and plaster coving. My favourite part is definitely the large south facing garden with the amazing wisteria. We’ve enjoyed many parties and BBQs here with enough space to accommodate big groups of family and friends. If we could pick the house up and move it closer to family, we would. With our new baby we've found it really child friendly locally, especially in Walthamstow & Highams Park and love taking her to Lloyd Park, Walthamstow Marshes and Epping Forest. The neighbourhood has always felt safe and we have lovely neighbours who have always helped us when needed (taking packages in, feeding the cat when we're away). It's a perfect base as it has all the essentials including supermarkets, gyms, cafes/pubs and parks all within walking distance. It's a lovely home and I hope the new owners cherish the house as much as I have."

Our Local Guide:
Chingford

George Road, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
