A sumptuously characterful two double bedroom home with an ivy-covered courtyard garden, on a quiet mews in the heart of Leyton. Not only are you perfectly placed for the very best of Leyton and Leytonstone, but Stratford's in easy reach, too.

You're well connected too. Leyton tube station's an eight minute walk away and will take you to Stratford in five minutes, Liverpool Street in twelve, or Tottenham Court Road in twenty via the Central line.

IF YOU LIVED HERE

You'll be cooking up a storm in your 160 square foot kitchen/diner, with an immaculate suite of Shaker style cabinets, a marbled backsplash and wooden worktops. There's the breakfast bar or dining area to choose from, and the whole space is lent a gorgeous green glow from your ivy-enveloped solace. Throw back the floor to ceiling bi-fold doors and bring the outside in; a fine spot for morning coffee.

Follow the flawless herringbone timber floorboards back inside through to your semi open plan, 155 square foot lounge. In here swathes of natural light flood in from your front courtyard and dapple over sage flourishes. Plus there's an understairs nook which could also make for a handy home working space. Head upstairs for a 125 square foot double bedroom with built-in storage and your 150 square foot principal bedroom home to a four poster bed and a lovely leafy view. Your gleaming bathroom sits between the two, with a shower over the tub and floating sink.

Outside and you've an incredible choice of things to see and do. Langthorne Park's around the corner just before Leytonstone High Road's array of incredible eateries (which include Singburi, Bocca Bocca, Homies on Donkeys and The Birds). Here you can cut through the ancient woodland of Bush Wood before making your way through the epic greenery of Wanstead Flats to explore Winchelsea Arches. Francis Road's also a must for the Northcote Arms, Morny and Marmelo Kitchen and there's a whole host of destinations vying for attention on Leyton High Road.

WHAT ELSE?

- We haven't even mentioned Stratford yet. A seventeen minute stroll or six minute cycle will bring you to East Village and on to the shopping colossus that is Westfield Stratford City. Then there's the Olympic Park, Hackney Marshes and Hackney Wick to explore.
- There are nineteen primary/secondary schools in a mile radius rated 'Good' or better by Ofsted. Four of these have 'Outstanding' status.
- A six minute cycle will whir you to the Grove Green Road nook home to Filly Brook and Heathcote & Star. Plus the delectable Arch Deli & Bar is tucked away in a surprisingly tranquil spot under the arches.

a word from the owner...

"The house is safely tucked away, offering traffic-free privacy. The cemetery to the rear provides fresh air, tranquility, open views and undisturbed wildlife haven. I've comfortably accommodated guests of all ages, from parties, BBQs (with two dogs) to dinners and long stays. The home is self-contained (only one neighbour), low maintenance and adaptable with the front and rear outside spaces providing sunny pockets; hidden doors to divide the open plan kitchen/living; and bedroom space to chill or work. It's also great to hunker down in, not getting too hot or cold as it's insulated and sheltered. Everything is close on foot, locally I have wanted for nothing. I've had no trouble parking or getting out of London speedily by bike or car for jaunts further afield and minutes to tube for work. "
