This lovely two-bedroom end-terrace is located in an excellent spot on a quiet, residential street, but still close to all the lively action around Walthamstow and Blackhorse Road.

Not only are there many fantastic amenities nearby, but the house is just over a mile from Blackhorse Road station, where the Victoria line zips directly to Kings Cross in about 15 mins. Buses are also plentiful, so it’s a brilliant base for anyone wanting to enjoy all the perks of London.

Other highlights include the west-facing 40 foot garden with rear access and a car parking space, plus the ground floor WC and first floor bathroom.

Thanks to the combination of generous windows and immaculate decor, this home has a bright and brilliant light. The reception room has sleek lines and a minimalist style that will act as the perfect base as you unpack and settle in.

The kitchen has plenty of natural light, as well as smart units and glossy tilings, while the breakfast bar is a great addition, especially when you have company.

The spacious rear garden is another great spot for relaxing - as well as the decked patio, you’ve got a lovely lawn and storage shed leading to your rear access with a convenient car parking space.

Another convenience is the ground floor WC, while on the first floor you have your modern family bathroom. Both bedrooms have spotless decor and soft carpeting, so you’ll feel fully at home from day one.

Beyond your home, you’re in a great spot for exploring this dynamic part of E17. As well as being a hub for coffee shops, bars and eateries, there’s an abundance of nature and greenery; the much-loved Lloyd Park is a 15 minute stroll away, while Higham Hill Park and the River Lea reservoirs (which lead towards the Walthamstow Wetlands) are even nearer.

Within less than 20 mins, you’ve got much the much-lauded vegan-friendly Slow Burn and Blackhorse Workshop, where you can sign-up for creative part-time courses. Ten minutes away you’ll find Wild Card Lockwood, at the north end of the Blackhorse Beer Mile, home some of East London's most exciting craft beer breweries, bars and street food.

The area is constantly evolving and attracting new ventures, so you’ll love uncovering new gems as you explore this wonderful neighbourhood.

- Parents will be pleased to learn there’s an abundance of great primary and secondary schools in the area.
- Aside from all the breweries, your new local is the Tavern on the Hill, a grand old pub given fresh life by the folks from Wild Card Brewery.
- Walk over the River Lea to Stonebridge Lock and you’ll find the brilliantly unique Baltic Seafood canal boat, which serves up brilliant dishes such as Turkish mackerel baguettes and calamari. The perfect treat after a waterside ramble.

a word from the owner...

"Living in Garnett Way has been a pleasure, and we're sad to be leaving! Our neighbours have been friendly and welcoming, and we've found a real community in the local area. The Tottenham Marshes and Walthamstow Wetlands are right on the doorstep, offering lovely walks and routes to run or cycle. We're nearby to other green spaces including Epping Forest and Lloyd Park which hosts a weekly Farmers market with plenty of tasty lunch options! The famous Blackhorse Road beer mile with fantastic breweries, restaurants and live entertainment is also a stones throw away. Blackhorse Road underground (Victoria line) and overground station is a short walk or bus journey away, making it the perfect spot to commute into Central London."

Our Local Guide:

Garnett Way, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
