This bright and spacious three-bedroom mid-terrace home sits on a residential street in a fantastic part of London; it’s got the buzzing amenities of Walthamstow in one direction, the peace and quiet of Epping Forest in another, and the convenience of Wood Street station in the other.

There’s a private garden and outhouse at the rear, as well as a dine-in kitchen and generous through-lounge, while the smart internal layout means the rooms are full of natural light, with the bathroom conveniently located on the first floor. There’s also potential to extend, subject to the usual permissions.

IF YOU LIVED HERE…

Your home has been thoughtfully updated, which is evident from the moment you step into the pristine hallway. You’ll appreciate the touches such as the ornate radiator cover and beading work here as you head through to the dual aspect through-lounge, where the feature fireplace adds a traditional element to the modern decor.

At the rear, you’ll find your dine-in kitchen, which also benefits from lots of natural light, as well as smart features and fittings. You’ll love being able to open the patio doors here to your spacious garden, which is full of mature foliage, and has a spacious lawn and patio area, as well as a convenient and sizeable outhouse at the rear.

On the first floor there are three good-sized bedrooms, two of which have custom storage, as well as a spacious family-bathroom.

Beyond your home, you’ll have a brilliant time exploring all the many pockets of your new neighbourhood… Just south, Wood Street is thriving with young energy. Not only does it look great thanks to the good work of local mural studio Wood Street Walls, but several exciting new stores and eateries have popped up amongst the old favourites, like the brilliantly unique Wood Street Indoor Market and local institution garden centre Lancasters. Not sure where to start? Try excellent beer shop-cum-bar Clapton Craft, tasty brunch spot Dudley’s and award-winning bakery Chocolatine, but there’s much more. Even closer to home, you’ll find the charming coffee shop Ruttle & Rowe.

As for outside space, within 15 minutes, you can be at either Epping Forest, Lloyd Park or Fellowship Square, the latter of which has a fantastic calendar of events throughout the year.

If you need to travel further afield, you’re 18 minutes from Wood Street station, where you can nip to Liverpool Street in 20 minutes on the overground, or change one stop down the line at Walthamstow Central and head into the West End on the ultra-efficient Victoria line. Highams Park station is a similar distance, too, if you want to mix up your commute.

WHAT ELSE?

- The 950-seat Soho Theatre Walthamstow is set to open later this year, and it’s only 1.5 miles from your home.
- Parents will be pleased to know you have plenty of primary/secondary schools, all rated 'Good' or 'Outstanding' by Ofsted, in the area.
-For a true sense of community, head to see the Walthamstow FC in action. Their home ground is a mere two minute stroll away, and their sponsors Exale provide the beer.

a word from the owner...

"Garner Road has been a lovely family home for 45 years. It has looked after 4 generations and held countless family celebrations, especially at Christmas time. The pride that was shown by our parents to their home is clearly evident as you observe the house from the road and then walk through the house and garden. Growing up included visits to Lloyds Park and the Hallow Ponds at Whipps Cross, shopping in Wood Street and Walthamstow High Street and also regular trips to White Hart Lane too! With Epping Forest on your doorstep there is ample opportunity for walks and bike rides. The cafe run by Andrew at the end of the road has been a wonderful addition in recent years with great food and a good place to catch up with neighbours. There is also a newsagents on the corner and Sainsbury's is also within walking distance. Neighbours have come and gone over the years but the current mix on the road is friendly, welcoming and Garner Road is a genuine local neighbourhood. The transport links from the house are excellent. Wood Street Station with its links to both the Victoria Line and Liverpool Street was used as a commuting route into the City and Walthamstow Central is also walkable with good bus links to both stations from the end of Garner Road With the M11/A406 accessible within a few minutes and also then onto the M25/A12 visits to family on the Essex coast and Cambridge were both completed in less than an hour and family holidays by car to the West Country in the middle of the night to 'beat the traffic' are also fond memories."

Our Local Guide:
Walthamstow

Garner Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
