3 Bedroom s

1 Bath

A bright, characterful and lovingly developed three bedroom family home, moments from Epping Forest and Hollow Ponds, and a short walk from our sought-after enclave of Walthamstow Village. A leafy, secluded rear garden is the finishing touch.

You're well connected too - Walthamstow Central and Leytonstone tube stations are within easy reach. Wood Street overground station is just half a mile on foot and will get you straight to Liverpool Street in twenty minutes.

IF YOU LIVED HERE..

You'll have over 1200 square feet to stretch out in, all artfully arranged to make the most of every inch. Step through your front door and you have immediate, clear sightlines all the way through your light filled ground floor to sliding patio doors at the back. In between, immaculately restored vintage timber floorboards flow. Your dedicated front lounge is on your right, a sublime 180 square feet with pristine wool carpet, matching finish and a bespoke polished concrete hearth.

Move to the rear though, and that open plan kitchen/diner is more palatial still – a dazzling 400 square feet. Designer highlights are everywhere, with skylights, tower radiators and a gorgeous exposed brick chimney breast. The architecturally designed space has a dual aspect kitchen area, subtly segmented by a generous island below pendulum lighting and home to sleek bespoke cabinetry and quartz worktop.

Slide back those full height patio doors to open up the lounge/playroom to the garden. Out here you have a generous deck descending to a secluded lawn bordered with raised railway sleeper beds and overhung by mature greenery. A barely overlooked oasis of calm. Back inside and there's a handy WC off the hall, while upstairs your bathroom's finished in a mix of sage green letterbox tiling and a soft peach paintjob, with oversized rainfall shower over the tub. Finally, your trio of bedrooms range from 100 to 170 square feet, each sleeper finished in its own characterful colour scheme.

Outside, and the vast greenery of Epping Forest and Wanstead Flats starts just five minutes from your front door, perfect for hitting exercise goals. A couple of minutes wandering brings you to Hollow Ponds, where you can hire row boats and drift in the company of friendly ducks. Alternatively, when you're looking for something livelier, the independent wining and dining establishments of Walthamstow Village are around a half mile on foot. Here you'll find everything from classic gastropubs to artisanal gin joints.

WHAT ELSE?

- The Village will spoil you rotten when it comes to new favourite bars and restaurants. But be sure to check out the Sir Alfred Hitchcock Hotel overlooking Epping Forest as well. The Rear Window Restaurant here is well worth the fifteen minute stroll.
- Heading to the Central London? Walthamstow Central and Leytonstone stations are both nearby with connections to Zone One in 15-20 minutes.
- Parents will be pleased to discover no fewer than twenty one primary/secondary schools, all rated 'Outstanding' or 'Good' by Ofsted, less than a mile away on foot. The much loved Henry Maynard Primary School with its creative community vibe is just an eight minute walk.

a word from the owners...

"We've loved making this our family home. It needed a lot of work when we bought it, and over time we've restored the original period features, and added a beautiful extension. The south-east facing garden fills the house with natural light and we all flow in and out of the garden for most of the year. Fulready Road is a quiet, tree-lined street with a friendly community, hosting an annual street party, neighbourhood watch group and residents whatsapp. We're a short walk to lots of lovely independent cafes and shops in Wood Street, Walthamstow Village and Francis Road, as well as Leyton Leisure centre and three different tube/overground stations. It's been the perfect family home and we know the next owners will enjoy it as much as we have."

Our Local Guide:
Leyton

Fulready Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
