A well presented two bedroom modern apartment in the Wood Street pocket of Walthamstow, with over 800 square feet of internal space and a generous balcony. You’re well placed for the station, with the neighbourhood’s independent cafés, shops and everyday essentials close at hand, while Lloyd Park and Walthamstow Village are both within reach.
IF YOU LIVED HERE...
You’d step into a proper entrance hall, with useful built in storage helping to keep everything feeling neat and easy from the outset. From here, the home opens into a beautifully proportioned kitchen, lounge and diner, a notably generous room with a lovely sense of space thanks to its broad footprint, pale walls and warm timber flooring. The kitchen sits neatly to one side with clean white cabinetry and patterned splashbacks adding a little character, while the rest of the room offers plenty of flexibility for dining, relaxing and working from home. Glazed doors at the far end lead straight out to the balcony, bringing in lots of natural light and adding another welcome layer of usable space.
Both bedrooms sit off the hallway, giving the layout a practical, well considered feel. The principal bedroom is especially impressive in scale, with a large window drawing in plenty of light, while the second bedroom is also a comfortable room with fitted storage already in place. The bathroom is smart and contemporary, finished in soft neutral tones with a full bath and overhead shower. Altogether, this is a calm, spacious apartment with a straightforward layout and room to properly settle in.

a word from the owner...
"We have loved living in Spring House. The flat is a really special one with so much space and great views, and a lovely community in the building. It’s been a wonderful home to us, supported massively by how many great local businesses are in close proximity. Deciding whose pastries are the best will keep you busy for a few weekends (Chocolatine vs. Wood St Bakery) as will enjoying the indoor market on Wood St just a few minutes away… and if you need coffee, you’re seconds away from Ruttle and Rowe which in our opinion has the best coffee in E17. The forest is so close for wholesome walks all year round, and everything else that Walthamstow has to offer is so close too."

Our Local Guide:
Walthamstow
Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.
Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.

Transport links
With Victoria line trains now running every 100 seconds, Walthamstow sits at the top of the second most frequent line IN THE WORLD. On it you can travel to Oxford Circus in just 19 mins (and always get a seat). Or get to Liverpool Street in 18 mins on the Overground.
Green open spaces
Waltham Forest has more green space than any other borough north of the Thames. We’ve got the sprawling Marshes, the Ponds and the Forest, not to mention dog and family-friendly parks scattered with playgrounds, outdoor gyms and picnic spots.
Family fun
There’s a reason families flock to Walthamstow - we’re spoilt for choice when it comes to fun kids’ activities, but Fellowship Square might be the icing on the cake with its all-singing, all-dancing splashtastic fountain.
Schools
Walthamstow Primaries with the highest Ofsted rating include Barclay, St Mary’s CofE and South Grove, while secondaries Frederick Bremer, Walthamstow Academy are ‘good’, and Walthamstow School for Girls ‘outstanding’. Top marks, Walthamstow schools.
Art & Culture
Waltham Forest was the first ever Mayor’s London Borough of Culture in 2019, which regenerated the local creative community. But Walthamstow has actually nurtured a lively arts scene for decades, with international names such as Grayson Perry and Peter Blake having worked on their craft here.
