IF YOU LIVED HERE…

Ascend to the first floor, where a welcoming landing leads to the main living spaces. Soft carpet underfoot and white-painted woodwork give this area a bright, gentle feel that sets the tone for the rest of the home. Two in-built storage cupboards are neatly tucked away, offering practical space to keep everyday items out of sight.
At the front of the home, the kitchen is smartly designed and thoughtfully arranged, with sleek dark cabinetry, warm wood-effect worktops, and soft green metro tiles adding a subtle splash of colour. A large window above the sink draws in natural light and offers a pleasant outlook, while the layout makes excellent use of the available space.

Next door, the bathroom is centrally located for convenience. Finished in light, neutral tiles, it feels clean and uncluttered, with a full-sized bath and overhead shower positioned along one wall, maintaining a simple and efficient design. A heated towel rail adds a touch of comfort and practicality.

To the rear, the reception room spans the width of the property and benefits from a broad set of windows looking out to greenery. Neutral tones and soft grey carpeting create a calm, inviting atmosphere, while the proportions comfortably allow for both lounging and dining. A recessed arch fitted with wooden shelving adds charm and functionality, creating a natural spot for books and display pieces.

Upstairs, the second floor hosts two double bedrooms. The rear room is peaceful and well-sized, with a leafy view and scope for built-in storage. The front-facing bedroom is equally inviting, with a wide window and soft, neutral finishes.

The home is ideally positioned for enjoying the best of the surrounding area. Chingford High Street is just a short distance away, offering plenty of shops, cafés, and local amenities, while the much-loved Kings Head pub is also within easy reach. The Royal Forest pub sits right by Epping Forest and offers sweeping views across the open green landscape, making it a lovely spot to unwind. Epping Forest itself is practically on your doorstep, perfect for weekend walks or a moment of calm in nature. For a change of pace, Highams Park is easily accessible by bus, where you’ll find even more cafés and independent shops.

WHAT ELSE?
Chingford Station is around 15 minutes away and offers direct Overground services to London Liverpool Street, making journeys into the city quick and convenient. a word from the owners...

“We have loved living at the Croft and building our lives here. It feels like a house rather than a maisonette - we love having our own front door, and having the rooms split between floors makes our home feel spacious. Most 2-beds we saw previously had quite a small 2nd bedroom, but here both bedrooms are a great size. We have lots of windows on both sides of the property so we get the sunlight all day. And this might seem like a small thing, but having a dishwasher has really changed our lives for the better! The neighbours here are friendly and welcoming, happy to say hello and catch up in the communal garden. We started our family here and the location is great for this - we're just a few minutes' walk from the Chingford Family Hub which has lots of free activities for babies and young children, and a 10 minute walk from Chingford high street, which has classes plus a lovely soft play in the Costa coffee. We don't drive (although everyone at the Croft has a parking space plus visitors' spaces) so we really value having all the amenities we need close by, including GP, cafes, library, small supermarkets, hairdresser, pubs, two parks and of course the beautiful Epping forest. The bus and overground links make it really easy to get into central London too. We love the area so much that we're not planning to move far away!"

Our Local Guide:
Chingford

Friday Hill, Chingford — Stow Brothers

Chingford has flourished more quickly than people have caught on in recent years, making it something of a well kept secret for locals (it wasn’t us who told you). Full of village charm but only 26 minutes from central London, it’s easy to see the appeal.

With sprawling parks in the centre and the 6,000-acre Epping Forest lining the northern boundary, there’s more open space than you can shake a native hornbeam stick at, no wonder that Chingford has spawned two England football captains in recent decades.

For those looking to refuel after burning off all that energy in nature, there’s a thriving food and drink scene, although let’s be clear that the area’s admired status pre-dates the macchiato. Local historical landmark the Queen Elizabeth’s Hunting Lodge was built for Henry VIII way back in 1543.
