"As a first-time buyer in 2021, I had three boxes I wanted to tick: Walthamstow postcode, proximity to the tube, and energy efficiency. This flat did all that and more. It's right next to the breweries, a 10 minute walk from St James St and Walthamstow High St, and there's a raft of coffee shops, delis, and all that good stuff within a stone's throw. If I'm heading out for a ride at the weekend, the Essex countryside is easily accessible. If my partner and I fancy a run, the wetlands and all that lovely green space are even closer. It's literally over the road from Blackhorse Road tube, so if I'm heading into the office, I can be at my desk in half an hour. Working from home is great as well, with blue sky views from the living room and amazing soundproofing on all sides. I've been here since December 2021 and have barely used the heating - it really is that warm. And the fact that it's east facing makes the summer warmth totally fine as well. My partner and I are looking forward to moving into a place where we can start a family, but we're staying in E17 and will definitely miss this flat. "

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
