A terrific two bedroom apartment on the first floor of a Victorian mid terrace in the heart of Leyton. With its own front door, pretty private garden and bright white interior aesthetic, this home is as practical and generous as it is charming. The living space is versatile and gorgeously finished.

You're in a superlative spot here, right in the middle of Leyton's pedestrianised area and sharing the destination street of Francis Road with a plethora of vibrant independent businesses. You'll soon discover your favourites, from one of a kind cafe venue Strange Brew, to Marmelo Kitchen with its ever-changing and mouthwatering menu. So many great spots to take your laptop or just to relax.

You'll walk up to the first floor, and turn right around your landing to find your largest bedroom to the front. Currently in use as a living room, it's an expansive 225 square foot, with a big bay window and second sash to the right. A fabulous fireplace creates a fine focal point, and beautiful stripped pine floorboards lie underfoot. Your second bedroom is next, 120 square foot of soothing space in the quietest tucked away spot.

At the end of the landing you'll find your reception room of 120 square foot, presently serving as a dining room. The same floorboards lie underfoot, there are built-in cupboards to the side, and a peachy feature wall. The door to the left opens to your bathroom, with dark tiling underfoot. There's a shower over the tub, and the godsend of an airing cupboard. To the right there's your kitchen, with a wealth of pine toned units set off by dark worktops. Step out from here and walk down into your adorable garden, with pergola overhead.

You're just a twelve minute walk from Leyton station, where the Central Line will whizz you to Stratford for the massive Westfield mall in five minutes, or to Liverpool Street in another twelve. As for green spaces, you're spoilt for choice, with Leyton Jubilee Park around a fifteen minute walk, and the wonderful wilderness of Wanstead Flats less than a mile on foot. Drivers will be glad to find the A12 close at hand too.

a word from the owners....

"We've loved living on Francis Road for the past 6 years and have watched this local community hub grow and thrive. From the pedestrianisation of the local shop area, festivals and events around Waltham Forest, local pubs and all the great cycle paths that have popped up, it really has blossomed. 131 Francis Road was our first property and we paid a lot of care and attention to the restoration, every room has been redecorated sympathetically which has been a true labour of love. Our favourite parts are the bright sunny lounge at the front and the oasis of the garden where we enjoy summer months and morning coffees. We wish the next owners all the best and hope they enjoy this special flat and road as much as we did."

Our Local Guide:

Francis Road, Leyton — Stow Brothers

Assured locals barely bat an eyelid when the national press dub Leyton one of ‘best places to live’ in London – it’s been a regular feature since the 2012 London Olympics regeneration, but the area’s constant evolution means even frequent visitors can get taken aback by just how much it has going on.

With the lively cafes on Francis Road, the bustling High Road, the family-friendly footie action and easy access to the Olympic Park, Leyton can often feel like a city within a city. What’s more, these various layers work together to create a balanced community that comes free of any pretension, so even newbies can find themselves having a natter with the locals while they explore Leyton’s latest delights. It’s an easy reach too, with the Central line connecting Leyton with the city to the west, and leafy Essex to the east.

Features + Perks

Transport links

There’s no ‘late’ in Leyton thanks to the excellent transport links. Leyton tube is on the Central line with direct trains into the City and Central London, while Leyton Midland Road is handily placed on the Overground line, as is the new-ish Lea Bridge station.

Great Pubs

Whether you want a quiet pint in the sunshine or a night of banging tunes, Leyton has you covered for pubs. With Leyton Technical, The Leyton Star, The Coach & Horses, William the Fourth, locals and visitors are spoilt for choice.

Plenty of period property

Leyton’s amenities might be largely new additions, but a lot of the property is gloriously old. Victorian and Edwardian houses are plentiful - including budget-friendly ‘doer-uppers’, and the wide tree-lined streets add further appeal.
