An immaculate and immensely spacious four bedroom semi detached plus loft room. Dramatically extended behind that deceptively modest facade, this is a superb family home, brimming with vintage character and just moments from Epping Forest.

Structurally, the property is particularly impressive, with a new roof, new windows and all external walls newly insulated. You also have huge scope for expansion here, with live planning permission for a two storey side extension. This could consist of two more high ceiling en suite double rooms, plus a sitting room, office or nursery and a back kitchen/utility room.

IF YOU LIVED HERE...

You'll have over 2000 square feet of living space to explore, with bespoke designer details at every turn. Edwardian timber floorboards flow underfoot in your broad hallway, with clear sightlines all the way to the bi-folding doors opening onto that incredible garden to the rear. On your right sits the first of several hosting spaces, a 250 square foot front reception with bright box bay window and a wood burner sitting in a striking marble fireplace with solid granite hearth.

Reception two is next door, currently in use as an en suite guest bedroom, with more original timber underfoot and another charming vintage hearth. Floor to ceiling French windows open onto a skylit lightwell, leading to a sleek chic shower room and on into your vast kitchen/diner, exceptionally cosy all year round thanks to the underfloor heating. Together with your artfully zoned third reception - the perfect breakfast spot - this immense extension accounts for around 500 square feet of living space.

A bank of bi-folding ceiling height doors run across the rear, connecting the entire space to your perfect patio and garden (see below) while oversized smoky grey tiling flows underfoot, blurring the boundary between interior and exterior design. The kitchen space features a double width, stainless steel chef's oven, cream cabinets and chunky white counters with lovely leafy kitchen sink views. Up that charming original oak staircase now, for your huge principal bedroom featuring a box bay window and an original cast iron fireplace (a feature all your bedrooms share) strikingly tiled in skyblue ceramics. Next door's bedroom two; a single ideal for a child, home office or dressing room.

There's another signature Edwardian hearth on your third sleeper sat to the rear with a wealth of mirrored floor to ceiling storage and French doors leading to a charming Juliet balcony. A superb spot that would take the lead in any lesser property. Your rearmost bedroom comes complete with more garden views and an en suite shower room, while the family bathroom sits in between, a gorgeous affair in marbled tiles from floor to ceiling. Finally, up your second set of timber stairs for the 200 square foot loft room, immaculately finished under a trio of oversized skylights and ideal for turning to all manner of uses.

WHAT ELSE?

- Parents will be pleased to discover no fewer than twenty two quality primary/secondary schools all in easy reach. Four are deemed 'Outstanding' by Ofsted with the remainder rated 'Good'.?- Your private rear garden is fully seventy feet in length, a pristine tiled patio descending to an impressive length of lawn, flanked by timber fencing and thriving greenery, barely overlooked and ending under the canopy of a mature tree. Lovely.
- With that garage along with a generous driveway, you have parking for multiple cars. Drivers can be on the arterial North Circular in around five minutes. As noted, the wild greenery of Epping Forest is just a five minute stroll from your front door. Wander all the way from Highams Park in the north to Hollow Ponds to the south.

a word from the owner...

"We love living at the house. The outside space with a large back garden which is very private. Green views of Epping forest, hence the address, Forest View Road. That we are ten minutes walk to complete emersion in Epping Forest with green walks, runs, den building and muddy puddles. The transport is great with buses at the end of the next door road only a minutes walk away. That we can walk to charming Highams Park and buzzing Wood Street easily with their corresponding stations leading either to the City or the Westend in 23 or 30 minutes depending. I love the period features, high ceilings, very spacious hallway and landing in the heart of the house. The house has beautiful floors and fireplaces. It has been so useful and practical to have parking for three cars, side access for gardening items and a large garage for storage."

Our Local Guide:
Walthamstow

Forest View Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
