2 Bedroom

1 Bath

A two double bedroom ground floor ex Warner apartment with its own front door and lengthy section of garden. This is a perfectly-placed home all set to shine, with amenities galore on your doorstep, including Lloyd Park a mere minute away.

These lushly landscaped gardens are the perfect urban escape, and ideal for picnics and hitting fitness goals. For tasty hand-made Himalayan dumplings head to the Mandala Street Food stall at Lloyd Park Market on Saturdays.

You'll be admiring your red brick frontage before stepping past your own blue front door and into the hallway. Your first port of call will be your 145 square foot lounge. It's filled with natural, dappled light courtesy of the greenery beyond twin windows screening the space from the street. Timber floorboards flow underfoot, and there are fine vintage features waiting to be restored. Next door and bedroom one is a generous double of 115 square feet with a period fireplace and a garden view.

Continue down the hallway and your kitchen's home to cornflower blue and aquamarine splashbacks, ebony countertops and access to the garden. Step out here for the lush lawn of your forty five foot green space. Back inside and the bathroom's an immaculate affair with a shower over the tub, white tiling from floor to ceiling, and a WC partly partitioned by emerald green walls. Lastly, bedroom two is 130 square feet with twin windows overlooking the garden, plush carpet and pristine white walls.

Walthamstow Central station is a fourteen minute stroll up Hoe Street (where you'll also find the Mall and our famously leafy enclave of Walthamstow Village). Here the superfast Victoria line will speed you to Oxford Circus in twenty minutes, and the overground will get you to Liverpool Street just as quickly. If you don't feel like walking then hop on a bus right outside to join the Victoria line at Blackhorse Road instead. Cyclist? You have The Cycle MOT shop just across the road for whenever your ride needs some TLC. Plus you can join the C24 and C23 dedicated cycle lanes from right outside, and whir your way straight to the City.

- Also a quick bus ride away (just past Blackhorse Lane station), lies London's wild, expansive nature reserve, Walthamstow Wetlands. At 500 acres of wide open space it's the perfect detox from city life.
- This home's chain free, so you can move in as soon as you'd like.
- You're well-served for local schools here, with thirty primary/secondaries within a one mile radius rated 'Good' or better by Ofsted, five with 'Outstanding' status.

a word from the owner...

"I lived in the property for 12 years before moving out of London, and loved my time there. Having 3 seperate living spaces and a private garden is great for London. Although on a main road, you can't hear from the garden, both bed rooms face onto the rear and the livingroom is much quieter than I expected. I would often spend many weekends just in Walthamstow and loved seeing how it changed over the years. Lloyd park is on the doorstep which has many great community events, and within walking distance is Hoe Street, Walthamstow Village and the high street."

Our Local Guide:

Forest Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
