2 Bedroom

1 Bath

A bright and delightful two bedroom apartment, moments from Lloyd Park. On the ground floor with its own section of garden, everything is impeccably finished with original character, and in a superb spot handy for everything the area has to offer.

The Warner properties were built as social housing at the turn of the last century, and are a hallmark of Waltham Forest. You'll notice the dedicated Warner style front door with four glass panels, this one in cheerful yellow. Inside, you'll find the proportions perfect.

IF YOU LIVED HERE…

Your dedicated front door opens onto a long hallway, with your first bedroom to the right. This one has 130 square foot of space, all bathed in light from the large window. Picture rails run around the walls over the vintage fireplace. Your second bedroom is alongside, with carpet underfoot, a view to the garden and 110 square foot of space. Past the under stairs storage you'll come to your bathroom, another blissfully bright space with modern white suite and shower over the tub.

Your kitchen has metro tiled backsplashes, glossy worktops and plenty of stylish grey fronted units. A glass door to the end leads out to your section of the glorious garden, fully fenced and delineated by a neat path. Your hallway opens out into your reception, with twin windows onto the garden and 130 square feet of space. Engineered flooring lies underfoot, as well as an exposed brick fireplace on attractive patterned tiles.

It's around twelve minutes on foot to Walthamstow Central, where you can jump on the Overground or Victoria Line and be at Kings Cross or Liverpool Street in just over fifteen minutes. You'll find a wealth of independent shops and eateries en route on Hoe Street. As well as Lloyd Park, you're within easy reach of the vast nature reserve of Walthamstow Wetlands, a short bus ride away.

WHAT ELSE?

- Your new local is The Bell, a grand corner pub with a superb Sunday roast.
- There's a long lease on this property, so tick that off the list right away.
- You're just around the corner from Walthamstow Trades Hall, a characterful music venue with great events year round.

a word from the owner...

"We knew we wanted to live here when we landed in Lloyd park on a sunny Saturday and couldn't decide what food we wanted to eat from the market. With the park being only a minute away, we've worked our way through every stall over and over again now and still go back every weekend. From quick morning walks before work, to lunchbreak runs and lazy evening sunbathing with a beer, we have, from some rough calculations, been to that park at least 1,314 times in nearly four years. I even proposed there (she said yes!). It's the loveliest garden you could wish to have. Except that we've also got a pretty great garden at home. After lots of hard graft, working out what would thrive where and building a pergola, it's really come together. So now we have two good options: snooze in the hammock at home, or chill in the park. We've loved doing up the inside too - exposing the chimney breast, laying the hearths, stripping back to the original floorboards and doing up the kitchen. We're really proud of how we brought out some of that Edwardian charm while keeping it fun and modern. We love the area - you're never far from a brewery, a duck or 18 inches of delicious sourdough pizza - and it's been a great place to start a family, with loads to do for new parents and a good choice of nurseries. We won't be moving far!"

Our Local Guide:
Walthamstow

Forest Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
