"We were so lucky to find a Warner that the previous owner had knocked through the front two rooms and installed a kitchen making the main living space feel open and great for hosting. We love to cook and this has been real highlight. The flat is well insulated so you surprisingly don’t feel the road and wood burner makes it so cosy in the winter. The bedroom being in the back has amazing light throughout the day and the quietest room, perfect for a good night’s sleep. We have lovely neighbours upstairs, with whom we’ve made good friends. We share side return access with them to our two private gardens. The garden is a good size and a good amount of sun in the back section makes it perfect for a vegetable patch. Tomatoes do especially well here! The location has been the best thing about this flat, 10 mins walk from Walthamstow high street with its bustling market, fishmongers and tube station with Victoria line which is so fast to get into town and about. The flat is good distance for cycling and walking trips to Walthamstow Wetlands, Hackney and Epping Forest. Lloyd park and William Morris Gallery is right next door and was a godsend during lockdown years. Complete with Saturday food market, beautiful gardens (based on William Morris prints), boules pitch, tennis courts, kids play area, skatepark and basketball courts. Ye Old Rose and Crown has been a favourite pub only 5 mins walk, (best Guinness about!) with Walthamstow village and all it’s nice pubs and restaurants about 15 mins walk away. We hope it finds a nice new owner who loves it just as much as we did!"

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too. 

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
