We are pleased to offer this immaculately presented two bedroom, ground floor Warner conversion on the ever popular Forest Road, steps from Lloyd Park.

This is a stunning example of a Warner home, featuring a large and bright open plan kitchen area that opens out onto your private section of garden. With large room sizes, and beautiful exposed floorboards this stylish maisonette is one not to miss.

You’re steps from Walthamstow’s most famous park, Lloyd Park and the William Morris Gallery. With acres of glorious grass, a playground, skate park, beautifully tended gardens and ducks ponds this historic area is a picturesque and luscious oasis. The former home of Walthamstow’s most famous son is now open as a museum showcasing the most iconic Morris designs. With a newly built Orangery extension that is home to a cafe offering panoramic views out onto the manicured gardens, this is a stunning spot for a cuppa and slice of homemade cake.

There’s a weekly farmers market here, as well as an annual summer festival. You’re also super close to Hoe St and the multitude of amenities on offer, and you’re a 12 minute walk to Walthamstow Central tube station. Pick up the Victoria Line from here for access into the West End, or for the City jump on the Overground to Liverpool Street in a speedy 18 minutes.

Back at your new home and as is characteristic with these properties you have your own front door that opens into your bright hallway, leading to that stunning open plan kitchen and living area. These homes offer such versatility and this is a great example of how you can play with the living space to suit your tastes; in here you have the reception rooms and kitchen to the front of the property and bedrooms to the rear.

The decor throughout is tasteful, neutral and fresh with those gorgeous wooden floors and fresh wall colours. The kitchen is very well appointed, with chic blue units and white brick style tiling and double doors leading out to your 11 metre long private section of garden. You’ll love the sense of light and space everywhere, thanks in part to the large windows throughout and particularly in the front reception room which has two large windows allowing light to flood the whole area.

Your main bedroom sits to the rear of the flat, with garden views it is a large double. Adjacent to this you’ll find the large family bathroom, with gorgeous terrazzo tiles and freestanding tub. This is a luxurious space to wind down with a hot bath after a busy day. Your new flat is completed by the second bedroom, a bright single room with some handy built in cupboards.

a word from the owners...

"We were so lucky to find a Warner that the previous owner had knocked through the front two rooms and installed a kitchen making the main living space feel open and great for hosting. We love to cook and this has been real highlight. The flat is well insulated so you surprisingly don’t feel the road and wood burner makes it so cosy in the winter. The bedroom being in the back has amazing light throughout the day and the quietest room, perfect for a good night’s sleep. We have lovely neighbours upstairs, with whom we’ve made good friends. We share side return access with them to our two private gardens. The garden is a good size and a good amount of sun in the back section makes it perfect for a vegetable patch. Tomatoes do especially well here! The location has been the best thing about this flat, 10 mins walk from Walthamstow high street with its bustling market, fishmongers and tube station with Victoria line which is so fast to get into town and about. The flat is good distance for cycling and walking trips to Walthamstow Wetlands, Hackney and Epping Forest. Lloyd park and William Morris Gallery is right next door and was a godsend during lockdown years. Complete with Saturday food market, beautiful gardens (based on William Morris prints), boules pitch, tennis courts, kids play area, skatepark and basketball courts. Ye Old Rose and Crown has been a favourite pub only 5 mins walk, (best Guinness about!) with Walthamstow village and all it’s nice pubs and restaurants about 15 mins walk away. We hope it finds a nice new owner who loves it just as much as we did!"

Our Local Guide:

Forest Road, Walthamstow — Stow Brothers

Situated on the edge of spacious Epping Forest, but every inch urban London, Walthamstow is one of those rare locations where you can have your (artisan) cake and eat it too.

Built from proper East End roots, the rapidly expanding community has transformed the area into a buzzy, creative hub and destination in its own right, making Walthamstow’s close proximity to central London less relevant than it perhaps once was (although if you must leave, it’s only a short hop on the Victoria line or London Overground). In fact, these days you’re more likely to see daytrippers coming into the area, keen to sample its varied offerings of food, drink, culture and green space. However, lucky locals get the added benefit of being part of a genuinely cheery community – and amongst the first to know about that latest hot new opening.
